Great Building

This building is great comparable with some of its peers (Berkshire 9th, Trinity Commons, etc.). The main highlight for me has been use of the amenities: pool area, demonstration kitchen, and conference room. The management is competent and makes an effort to plan nice events and is responsive to requests. A few complaints: the walls are very thin so your experience is dependent on your neughbors. If you live on the side of the building that faces the train tracks, you will often hear the train go by loudly (I'm on the opposite side and it is not a problem). Another complaint is that recently corporate made the decision to charge us a fee ($50) to reserve any amenity space. This was in response to some community members abusing the space. It's too bad that this new policy impacts everyone. Residents still use the common space, we just can't reserve it for free anymore. I moved into the building a few months after it opened in summer 2015 and have noticed the quality of my experience declining as more and more people move in. Of course, this is the price you pay when you choose to live in an apartment building and share a community space. Overall, I am happy here and have chosen to stay until I finish my degree.

Beautiful....but expensive (and mid-tier service)

The apartments are gorgeous, but...appearances can be a bit deceiving. If you're paying this much in Durham...I expect better. So here are my complaints so you can decide for yourself if you're willing to deal with them for the beauty & price of the complex.
(I will not be returning for a second year).
The good:
- Pool is lovely and outdoor grills are a nice touch; all shared spaces are really nice,
- As this is a new building, chances are you'll be one of the first tenants to occupy your apartment
- Lots of parking and bike racks are included
- Easy walking distance to Station 9 and 24 hour Harris Teeter
- Short drive to campus (7 min); 20 min bike ride or about 30 min walk.
- The gym is AWESOME

The Bad:
- I moved in the week after the complex turned over to a new management company and there are definitely ongoing growing pains.
- Rules and requirements change regularly, for example this month they decided to start charging to use common space and require deposits (this is the step that will make me move out).
- Common areas are not serviced with a great degree of detail (bathrooms lacked soap for weeks before a ticket was place; coffee machine is regularly out of coffee or cups, etc).
- Between floor and hallway sound-proofing is limited (I can hear my upstairs neighbor walk around quite clearly as well as people in the hallways).
- Whatever you do, DO NOT take an apartment by the train tracks, as all trains are required to sound their horns because there is a traffic intersection - the noise can be brutal on that side of the building.
- Packages are delivered but not communicated on a regular basis.

Nice new apartment, but management could be better

The apartment complex is almost a year old and when I moved into my apartment it was brand new, which was great. Although there were some minor maintenance issues at the beginning (to be expected considering the newness of the apartment), the apartment itself has been great. The only downside to the apartment is that the windows are not sound proof, so if there is anyone below who is talking you can hear them fairly well. The gym is fantastic and there is a nice grill area outside. The biggest downside to the apartment complex has been the management's lack of communication and miscommunication on multiple occasions and they are almost always coming up with new rules (some of this due to the fact that it is a new complex, but others seem unnecessary).

Neighborhood has been great. Haven't been commuting to school all that frequently for obvious reasons, but takes less than 10 minutes to do so. I can grab everything I need and meet with friends all within walking distance. Durham could use more street lights in general, but in terms of safety, I think 9th street is your best option!
Best place to live hands down. Next to the supermarket, so many food options and many complexes in the area. Near downtown and Duke. Great if you’re new in town because it is super safe. Perfect if you have a car because the only downside is that depending on what Duke school you’re in it might not be walking distance.
Ninth Street is super walkable and majority of Fuquans live in the area. Definitely worth it to pay a little more to live in walking distance of so many classmates. Plus the restaurants on Ninth Street are great, and a short walk (~3 mins) to East Campus to use the walking trail!
Everything is close: other complexes like S9, B9; bars like flying bull, the tavern, supermarkets like Harris Teeter or Whole Foods, East campus hiking route.

You can get to the school by bus (45 mi) or by car (10 min). Carpooling is very commom.
Neighborhood is fine. All the Duke grad students live in the same area so it makes for a pleasant student community, and there are some decent restaurants and grocery stores within walking distance.
Harris Teeter and Whole Foods are right nearby, and the area feels generally safe. 5 min from the highway if you need to drive outside of Durham. ~10 min to get to the WaDuke/Science Drive.
The 9th St. neighborhood is great because it is within walking distance to all of the shops and restaurants on 9th St. It could be better if it were closer to Fuqua and/or downtown Durham.
All the restaurants around the 9th street area are within 5 mins walk from the complex. The campus is an 8-10 minute drive. Downtown Durham is also an 8-10 minute drive away.
