Great Housing - Close to School

Just to let you know, the complex is a rental by owner complex. I found my current apartment on Facebook. It was recommended to me by a family member. I absolutely love the complex and am no more than 12 minutes from CWSL. Conshohocken is a very cute town with many things to offer (restaurants, shopping, walking trails, etc.) when you need to take a break from studying.

Great Condo Building

Obviously being in a condo means the landlord is always going to be hit or miss, but the building itself is great. A bit further walk to Huntsman (~40 min. walk) but the trolley can get you there in less than 15 min. door to door if you're in a hurry and you're still very close to Rittenhouse.

Wonderful apartment building

I have thoroughly enjoyed living at the Packard Grande. Facilities are extremely well maintained, management is very responsive, and the location is fantastic! It's a great walk to campus when the weather is nice and an easy ride on the bus or train when it's not. The value is also fantastic - my rent here is easily several hundred less than comparable units we looked at in the same area. Our apartment is large and came with several fantastic amenities (including an in-unit washer/dryer and TV)!

Best Center City Location

I got so lucky finding an apartment in the Packard Grande. If you want to live in Center City, you can't find a better spot. All of the buildings around here are more than 2K/month for much smaller apartments, billed as "New York Style Living" or something similar. Essentially that just means they charge you more money for less space and a few amenities you'll barely use. Where I'm at now, I pay $300-500 less per month for 750 square feet. I have a doorman, a gym (two pelotons), a rooftop deck, and a quiet building. Coming straight from college to law school, living in this space has really made me feel like I have transitioned into a more secure form of adulthood. I also rent from a private owner, not a management company. I think this helps keep the price low, but the building association handles any apartment issues, so I rarely have to deal with the owners. (They're very nice, I wouldn't mind dealing with them at all.) It's also one of the taller buildings in CC. I live on the 20th floor and there are 5 above me, providing great views and sunlight. The building is 1.5 blocks from the City Hall Septa stop, so you can get around the city on the subway incredibly quickly. (It takes 11 minutes to get from my apartment to school, much faster than the buses). The climate control is incredible, as well. It's an old building, so you might think, "wow, no way, drafty!" Not even close! I did not turn my heat on once last winter and my apartment never dropped below 71 degrees. It's amazing. My electricity bill wasn't more than $25 for 7 months. It's nice to have a quiet oasis in Center City so you're close to all the action and law students who live here, but you have enough space to relax and have a nice work space if you want it without feeling like you're living in an office.

Great location for Center City and Temple Med School

I've been in this building all 4 years of medical school. It only takes a few minutes to walk to the City Hall subway stop which quickly gets you to the med school, but is also right in center city with plenty of restaurants and things to do in walking distance. The apartments are great, big windows and lots of light, and the doormen and other staff are very friendly.

Packard Grande

This apartment is fair at best. Not a great community feel or great management. I expected my neighbors to be friendly and there to be a sense of community but there is literally none. The management always goes with the cheapest solution, which causes everything to become rundown in a few years. The only good thing I would say is the location. The locations is amazing and right in the middle of everything.

Good location

Location is great, and the building used to be awesome. With the new hotel (roost) downstairs, though, lots of amenities/service have gone downhill. The gym could also use some updating, and after some threatened lawsuit, the equipment rests on these dumb coasters that really hinders workouts. Front desk is also forced to cater to roost, so residents don't really get the service they used to.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
