Great apartment for physician resident

I have overall been very happy with this apartment and building! Street can be a little loud but the building itself is quiet and street noise has only woken me up during the night once in three months. It's not the most fun intersection but you're a short walk from great areas to explore and the hospital. Maintenance issues are addressed pretty quickly and having someone at the front desk all the time for security and packages is so nice. I've been happy with my apartment's amenities and the penthouse social space.

The Avenir

My partner and I have plenty of space in our 1 bed 1 bath with a den (~1000 sq ft). We are less than a minute to transit and have plenty of food and grocery stores not too far from us, with Target and Trader Joe's within a 10-minute walk. We have access to a lounge and study spaces with one even on our floor. Our gym is nice with plenty of cardio machines, free weights, and a few machines. We have had no major issues but because of the location if you live on a lower floor, the noise from outside can be a lot.

Avenir is great

The Avenir is great for living in Philly. It is right downtown, with access to stores and walking distance to both old city and university city. If in a rush, it has easy access to both the Broad Street and Market Street subway lines. The Market-Frankford line entrance is right next to my apartment. I can hop on, take it two stops to 34th, and within 10 minutes of leaving my apartment I am at the law school. Also easy access to Suburban Station for the regional rail lines, close to Philadelphia law firms, and amazing food downtown.

Avenir Review

I feel like this is the perfect place for me to live since it is in the heart of Center City and close to work. I am a very light sleeper and have not had issues with noise at night which was pleasantly surprising. The gym is small but has everything I need and it is quiet and not overfilled. There is a lot of storage so it is really easy to fit things into the apartment, even in a studio. The residents seem to be mostly young professionals.

Great Building! Highly Recommend

Overall a great apartment! Right in the center of Center City it's location can't be beat for anyone knew to Philadelphia. Across from city hall with easy access to suburban station.

While the building is in a busy area the biggest benefit is how quiet it still is! Our apartment gets almost no noise (except for the rare motorcycle group). I believe the other apartments in the building are similar. The apartment is secure with a front desk person which is great with making sure you get your packages. Amenities are all new and updated. ONLY ISSUE is that the apartments don't have drawers in the kitchen (yes this is weird; an issue with the initial development).

The building is also dog friendly and the staff is always kind to our puppy. As far as taking your dog out we are 20 mins from a dog park, and Love Park and Dilworth Park are both right here for when you have to take your dog out regularly.

Staff is great! Very friendly, and always helpful with any issue. Management is also quick with any repair issues! Building has a gym upstairs and a lounge area.

Could not recommend more!!

Great layout, clean, responsive management

Clean, modern apartment. Studio has a good layout for having such a small space. Management is very responsive, can sometimes hear neighbors but not much and not at night. Can hear street noises sometimes. Full kitchen but limited counter space.

Great responsive management in a new building at a great location

Overall, a great experience primarily because the management is very responsive and helpful, even with helping during COVID times. The building is also new (2013 I believe?), so all the appliances and cabinets are generally newer than what you see in some of the buildings around rittenhouse park. It is also very close to the septa station trolley. Door to door (from apartment to huntsman entrance) has averaged around 18 minutes. CVS and staples just across the street, sansom restaurants a couple of blocks away, and right near city hall. Great location overall!

Cons:

Can get noisy as it is a busy street (though not debilitatingly so for me, but I am not a light sleeper), and there is no outdoor rooftop, just an indoor penthouse lounge. Windows are also not the most expansive, so sunlight can be a little less than some other buildings, but again, the pros made up for it.

Love it here

Management is great, apartment is newly renovated and very comfortable, location is 10/10. Even the smallest of studios is comfortable enough and, even though my windows face a wall, I somehow still get plenty of sunlight! My only complaint is that the windows don't have nets (when I asked about having some installed, I was told the windows are not compatible with nets) and, even if you don't mind opening them without them having netting, be prepared to be able to smell the fast food restaurants nearby. As someone who really likes to open windows for fresh air, this has been a major downside. However, I still rate this apartment very very highly and have been very happy here!

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
