Terrible management

Management is rude and incompetent. They charge your account the wrong amount and take ages to fix it at your own prompting. They lose packages and deny any responsibility. The majority of amenities were not available upon move-in, and some are still being built. The business center never works. Security is faulty and inconsistent. You receive short notices of maintenance. The walls are unfinished and have pencil markings from construction crews. People smoke in the stairwell and walls are thin so you hear everything. The only good part is that it is close to Drexel and Penn campuses and Center City.

Evo is a Great Convenient Solution!

Living at Evo has been a great decision since I have not had to worry about nothing, the apartments are furnished and ALL utilities including internet are included. There are fitness classes available to residents as well as great social areas such as a Club room, study rooms, TV Rooms and a rooftop pool. Evo is also strategically located, it is walking distance from the law school, less than 10 minutes walking, and also very near center city and all its restaurants. It is also a block away from the train station.

Very convenient building, but had a lot of growing pains in its first year

The apartment is conveniently placed and it is convenient having the management in the building, having a gym, and and not having to buy furniture. However, there are numerous problems. First, the appearance was not as promised: walls, floors and ceilings are all concrete. Further, the walls are extremely thin, and everything going on can be heard. The management can be difficult to get a hold of, even in person, and can be unhelpful when you do get a hold of them. I have struggled with being overcharged for rent, told I didn't pay when I did, and have dealt with lost packages. Some of my friends had rooms flood, as well. Finally, the furniture was very different from what we were told, was very small, and the space in general is very constrained.

Evo may improve next year because the amenities are finished. But, we dealt with amenities not being completed for a very long time, with little to no help from management telling us when things would be completed. The park is still not done, with no time line for when it would be.

Eco may be a good introductory apartment for someone moving to the city, but I would only recommend it if you don't have furniture or something. Very overpriced this year.

Really love Evo!

I live in evo with 2 roommates I was randomly matched with. The match process was thoughtful - I was put with a Penn Dental resident.

Several things I love about it: bathroom connected to every bedroom, 12 minute walk to HUP, on-site gym and pool with free membership, large study lounge every fourth floor, package service, very responsive management.

Things that are not so great: very small bedrooms, industrial look is not my thing.

Don't recommend

This is a sort of nice dorm-type building for Drexel Students. Not recommended for Wharton graduate students. Place is put together very cheaply.

Great place with some growing pains

Overall experience here has been tarnished because it's brand new and they're still working out the kinks -- but it's got potential to be amazing. Best part of living with roommates here is that you get your own private bathroom inside your bedroom, so no sharing of bathrooms. Best amenity is the pool. Best feature is the fact that campus is only a 17 minute walk away (compare to 30+ minutes to most places in Rittenhouse).

Good proximity to campus and Center City

Location aside, Evo is pretty fantastic. Awesome amenities, your own bathroom, no need to purchase furniture, responsive management, 90% of amenities included. If you live on the 10th floor and above, the view of the city is amazing. Semi-cons: the location from the center of action in Center City can seem a bit annoying at times, but it is a fast adjustment. Main con is that there can be some rowdy undergrads from Drexel who live in the building, but if you mention it to management, it gets quashed pretty quick. Overall, great place if you are fine with it being a little further from Center City.

Nice management, but low build quality

The management is excellent, but the quality of the individual units of the apartment are shoddy. Everything and anything they promised at sign on was not ready in full and they charged a community fee of $500 for things that are still not available for use. The view and location is excellent. They also include all utilities with electric but there's a cap of $25 per tenant in each apartment unit. The kitchen space is tiny with not enough countertop space. The walls between apartments and within apartment are paper thin so all noise from around can be heard. Bathrooms are private for each room so that is a plus. The floors are a so called "industrial look" which makes the apartment look ugly with cement floors where its not carpet in living area. In addition in each room there is a cement wall protruding which looks unfinished and ruins the aesthetics of the room.

University City feels very safe with so many students living in the area as well as the added presence of University security. There are plenty of restaurants and easy access to basic necessities (e.g. grocery store, pharmacy). I really like it because it makes getting to work super convenient and street parking is much more available for visitors (or if you're like me and occasionally borrow your parents' car) compared to other areas of the city. It is also very close to the Schuylkill River Trail for walking/running/biking, is a quick walk into Center City, and gives you easy access to a variety of public transportation as well as major highways.
I love living in this neighborhood! There are a few parks nearby, and there's all kinds of great food places. I definitely try to be cautious and aware of my surroundings, but overall I feel very safe where I live. I love that I can easily walk to school and that the SEPTA trolley lines go right past my house- easy to get to center city for internships, etc.

Lately it has gotten a little noisy at night on my street, but otherwise I have few complaints about the neighborhood.
Living along Baltimore Ave is great - tons of small shops, restaurants, and bars. It's also really easy to get to school or center city on the trolleys. Neighborhood has all the city amenities but is way cheaper and quieter than center city.
I am in UCity, right across the street from the law school. It's quiet but it is kind of far from rittenhouse and center city. There are only a few restaurants and bars around here, but its a short uber into the city.
University City is a bustling college town with plenty of bars, restaurants and nightlife. You don't need to go far to find whatever is you're looking for.
For Penn students, the location is perfect, less than a five minute walk to school. There are bars, food, etc though center city offers more options.
Very close to university and law school. Good fast food options. A bit far from downtown
Nice and clean, seemingly safe, not much to do in the area though
