Noise noise noise!

This building is in the middle of hotels, night clubs and traffic congestion. The windows are large and super thin, therefore don't provide any noise (and heat) isolation. You will wake up in the middle of the night with either 1) people fighting on the street, 2) loud music from the night club across the street, 3) garbage truck or 4) street singer shouting.

This building is a hidden gem for Wharton students - very centrally located, with nice amenities.

Great place!

Really nice amenities and the building is very well maintained. It’s a little far from campus, but close to all the restaurants and night life.

Wharton building with great amenities

A lot of Wharton students live in this building. I was a Wharton pass-down so got a great deal on the unit. Have heard from others that the street noise can get disruptive if you're in an exterior facing unit; my unit is on the interior so not much natural light (windows open to a courtyard) but extremely quiet. The building is a bit difficult to navigate for guests, but the security is great and management is very responsive. Highly recommend but make sure you check the unit you're renting before committing.

Noise!

If you have ANY sensitivity for noise or want to sleep at a reasonable time, do NOT rent here! I’m serious, i lived in multiple city centers (all larger than Philly), but this is the worst experience i had in terms of noise pollution. There is a night club right across the street with NO sound isolation (trashy music until 2am, then drunk people fighting after). There are multiple homeless people shouting/singing constantly. I’m not even mentioning car honks and truck sounds. For reference, i live on a higher floor and keep my windows shut.

Pros: internals are new-ish (renovated), maintenance crew is nice and responsive

Great design with confusing building design

The amenities are fantastic (treadmills are a bit shaky), building is relatively quiet. Feels like a lot of Wharton students live here for a mid-rise, but don't necessarily bump into them all the time. Exterior units can get pretty loud, interior units don't have much natural light.

Excellent building and location, can get noisy

Excellent building, modern interiors/appliances and first-class amenity center. Even on the 7th floor, there is a decent amount of traffic and street noise on evenings and weekends, in addition to the garbage truck that comes in the morning on the 17th street side. Rooms are spacious with high ceilings and plenty of sunlight. Mostly students living here - it's a safe, clean and well-managed building with 24-hour staffed front-desk.

Going downhill

I used to like living at 1700 but in my second year of living there the number of maintenance issues has gone up 10-fold. Definitely ask about the age of your unit if you plan to live here. They also have gotten incredibly strict on guests which can be really frustrating.

Great place, just a little far from campus

The apartment is beautiful and the amenities are top notch! Building management is great. Just be aware that its a little further from campus and from where most students live. If you're ok with the extra 5 min commute, definitely check out this building!

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
