Marq on Ponce reviews and highlights
- management hosts social gatherings
- maintenance issues addressed promptly
- very central location
Marq on Ponce
Management is overall pretty good. They respond to work orders very timely. Generally safe. Great commute to all 4 major hospital sites. They accommodate guest parking w passes, which is convenient considering general city parking issues.
Elevators break down often but that's not usually an issue.

Location is the best part about this place. 10 minutes walking distance to Georgia Tech. Close to Publix/Walgreens/Fox Theatre/Bank of America. Resident Portal/Maintenance -- Getting a quote was super easy when picking this home and I've never manually written a rent cheque out to them (except the first time I think). The resident portal makes it super easy to make recurring payments and stay updated. The maintenance requests can be made on the website anytime and the folks are pretty responsive!

Great location, great home, great people!
Love living here! The location is ideal - very close to Walgreens and publix, just a few minutes away from Centennial Park and the aquarium! The MARTA station is just a block away too! The management is very friendly, repairs are done promptly and they host a lot of social gatherings. The rent is a little on the higher side, but I really recommend living here!

Rollercoaster gentrification with a lot going for it
I've been at Alexander on Ponce since December 2014, soon after they switched to Greystar management. All of my interactions with the front office have been good, with a few dropped balls that were quickly addressed when I brought them up again. They're undergoing renovations to provide more amenities (but no pool, sadly) so I'm looking forward to an updated clubhouse/business center. The gym should have been updated instead of adding a bocce court but you can't always get what you want.
I got into my studio at a good rate, and even with the slight increase when I renewed it's still a little below market value/asking. Still fits all of my stuff from my previous 1BR with no issue, and I lucked into a renovated unit so that was good. I wish they'd gone with hardwoods instead of carpet in the living/bedroom, though. Easier to clean, even with any potential sound issues; I can hear my upstairs neighbor anyways. Any maintenance issues have been addressed promptly, and the rent app makes payment and tracking past use/payments easy.
The area is a rollercoaster of gentrification - at the bottom of Midtown but not quite in O4W or SoNo/Downtown, very close to restaurants, the Fox, and MARTA. Not too far to Piedmont Park or the Beltline and Ponce City Market. Keep your head on a swivel at night and pay attention to your surroundings and you should be OK.

Alexander on Ponce
I moved in in December 2014, so this review reflects my experience with Greystar. The front office has always been kind to me, never losing a package, and more attempts for social events have been made in recent months. Requests for maintenance are met fairly quickly, and recent renovations gave the hallways and exteriors of the buildings a refresh. The gym needs an update, and the promised rooftop deck on building 2 is taking quite a long time to get together, but overall I enjoy living here.

Midtown Reviews
Nighttime is very dependent on where you live, but there can be a lot of noise from street racing and other safety issues.
That being said, northern midtown is a great area and allows an easy commute to campus.
Extremely LGBTQ friendly area, especially at the corner of 10th and Piedmont. More skewed towards gay men than lesbians, though.
Crime is something of a rollercoaster - things will seem great for a while and then there'll be a few armed muggings or house robberies and everyone freaks out. Pay attention to your surroundings and don't be afraid to call the police if you feel unsafe! Basic advice for anywhere in the city, really.
