Bad Building, Bugs, Mice, terrible management
Super just left - pretty bad building for the price

Great building
295 Park Ave S is a great property. The building has lovely doormen and I always feel safe. The units are up-to-date and the building itself is recently renovated. There are no additional 'frills' in the building (ie, roof or gym) but the property provides everything I need to make it a great, safe place to live.

Gramercy Park Reviews
Safe area (next door to the Police Academy)
Pretty quiet neighborhood (3rd ave is not too noisy)
Close to actual Gramercy Park
1mi from campus
Many restaurants/bars close by, but not noisy on a Fri/Sat night
CONS
No do-it-yourself laundry nearby (wash and fold options close)
No actual access to Gramercy Park
Closest "large" grocery stores at Union Square (Trader Joes, Whole Foods)-not a problem per se, but expect them to be very crowded most of the time
