Problems with management
The apartment is clean and safe. That being said, i have had consistent problems with utilities (broken heating system and water meter) that resulted in exorbitant monthly utility fees. Although i continually requested maintenance on those appliances and have requested credits for the costs incurred due to management's negligence, Berkshire has failed to provide adequate compensation.

Decent apartment - the Abbott layout
Pros: finished ceiling; nice layout; in-unit washer/dryer; gated parking in building; 12 minute walk to law school; big closet; balcony; good amount of counter space
Cons: not on a major street so generally not a huge issue, but the soundproofing isn’t great both to the outside and within the apartment building; carpet in bedroom unless you pay extra; only a shower, no tub
Other things to consider: compared to some other buildings in the area, this one is a little bit on the older side, so there’s no pool, the gym is a little small, the “business center” isn’t super nice. I didn’t care so much about the shared spaces, but if that matters to you, they’re just okay. Another thing is that there are trash chutes on every floor rather than a trash valet service. I like that, but some people prefer the valet service. I haven’t had any major issues with my apartment, but management’s responsiveness is sort of 50/50. If it’s a small thing, they’ll fix it right away. If it’s a bigger thing it can take a really long time. I think basically if management has to sign off on something, the maintenance request can take weeks. Maintenance has changed over several times since I’ve been there, which may also affect things.

The artisan is good— close to school and has all the amenities I was looking for (in unit washer/dryer, non window unit AC, dedicated mail area) though it is increasingly trying to charge true luxury prices, and it’s not worth those prices

Great with Room for Improvement
I love the apartment complex and the management. They are super responsive, know everyone's names, and even give you a little birthday cupcake. I like that the rent is slightly lower than other apartments nearby, but there are very few amenities, the gym is good but small, and I do think the rent is a little high compared to the super new apartments nearby.

Close to campus, nice apartments
Easy 15 minute walk to campus, almost never hear neighbors, basically every apartment has a balcony (which was important to me). The apartment is also close to the Midtown bars/restaurants, but not so close that you get the noise from them. I have had some bug problems here, but it seems pretty contained to my place, and management has been great about that and other minor issues I've had here.

Great first apartment
I love the location of my apartment - it is only a 10-15 minute walk to VUMC and there are plenty of restaurants and bars around for when I don't want to cook for myself or go and socialize. The apartment building itself is very clean and feels very safe. I love the management - they are extremely personable and helpful. The only thing is that I feel I am paying quite a bit for rent based on the amenities (a small gym, not huge lobby/meeting spaces, and nothing fancy like a recording studio or pet spa, and no utilities) compared to other places, but you really can't beat the location.

close to campus
Decent amenities, comfortable living arrangement and good amount of space (e.g. walk-in closet and walk-in pantry) for a tremendous location. I walked to campus every day and it was super easy. The property managers are pretty on top of things.

Quiet, friendly, and convenient
Artisan has the best management of any place I’ve ever lived. The staff is incredibly friendly, and every maintenance request I’ve submitted was addressed within hours. The amenities are also very clean and accessible, and the building is walking distance from Vanderbilt, Midtown, and Demonbreun Hill. It’s a cute, green area that’s great for running, and the apartment community is quiet and respectful, mostly young professionals and grad school students.

The Nicest Neighbors on Music Row!
Artisan is fabulous! Management is friendly and attentive, and all of the maintenance guys are great. Everyone on staff will know you by name despite the complex being so large. There is a small gym on the ground floor, and there are 2 common areas on every floor (with two outdoor terraces with firepits on the first floor). The complex is clean, safe, and conveniently located: 15 min walk from VUMC, 10 min walk to Demonbreun Hill, 20 min walk/7 min Uber to Broadway.
