Poor maintenance, not worth the cost.
The faucet at my place didn't work, and the maintenance crew took around two weeks to fixing it. It still doesn't work properly, fluctuating to very high temperatures.
I don't know what the issue is, but certain panels in the hallway ceiling have been removed for such a long time, and you can see an exposed pipe leaking. They haven't fixed this problem, instead just putting a bucket for the leakage to drop into. At one point, there was a whole array of panels removed from the ceiling for around 2 weeks, so every time I left or entered my apartment, I was conscious of potentially having a pipe leak water onto me.
There was a door lock issue as well, and for the end of December, you could not enter through the front door, instead having to enter through the garage.
The locks on the gym stopped working, and the door isn't permanently open, so the gym isn't accessible early in the morning.
The AC has been fine for me, and it is close to the metro/campus. However, I will not be returning because it is just way too expensive, especially considering how you can get the same, if not better, deal for a 1 bedroom in Arlington.

0 Stars - Rate, No Hot Water, and the Worst Management Ever (oh my!)
I would give 0 stars if I could. Do yourself a favor, find another apartment.
I've been waiting to write this review until I was fully moved out, and now it's time to share my experience. The management should be fired and investigated.
Let me give you the highlights of my dreadful 12-month lease:
- Heating broke for weeks in the middle of winter.
- Hot water was broken for weeks at a time, occurring up to 10 times throughout my lease.
- AC constantly broke, causing unbearable discomfort.
- Dishwasher fell out of its socket, and instead of fixing it properly, they just glued it back in, which caused holes that brought in rats.
- Severe water damage in the common areas.
- Trash room is filled to the brim and is disgusting.
- Elevators break constantly. My roommate overheard the management talking to elevator maintenance, and the maintenance guy basically said this elevator is incredibly unsafe and should be completely replaced for the safety of the residents.
- literally everything falls apart - my handle to my shower would fall off all the time.
When my apartment became essentially unlivable because of the rats and no hot water, I lived in an Airbnb for 2 week. I was literally calling management everyday for updates on fixing my unit and their response was completely unhelpful and incredibly disappointing. They would literally dodge my calls at one point, even though there was rats in my apartment.
In the last 4 months of my lease, I had to switch units because my original unit was essentially uninhabitable (no hot water and rats). When the rats came in, I tried calling management, and no one answered. I called dozens of times for days and barely got a response. When my shower broke and would not stop running, I tried calling and calling, but still, no response (I attached a photo of the shower running and the handle broke off - that happened all the time btw). I don't blame maintenance, I blame management for their inability to provide enough maintenance support and their genuine lack of care and concern for the well being of their residents.
The management is horrible, and they did NOT uphold their end of the lease, failing to provide habitable living conditions. The only redeeming quality of this apartment is the head of maintenance – they should have him run the apartment.
ALSO! side note - the 2nd floor is actually the basement....... No one even told me. The first floor (or street level) starts on the 3rd floor - that should be informed PRIOR to signing the lease.

My AC and toilet were broken when I moved in. The AC has broken 4 times since I moved in. Once per month. The garbage rooms are overflowing. The management is terrible.

Good location and apartment interior
The actual apartments themselves are very nice with plenty of storage, high ceilings, and modern furnishings. I have personally not had issues with pests except for a period where there was issues with the trash chute. The gym is fine, not super big and not a lot of equipment. It's also been dirty for awhile. Management can be very slow to respond to complaints, there are often clerical errors that take multiple contacts to fix. Management is not super responsive to emails or phone calls as they are pretty understaffed and not 24/7. However, they have made positive changes over the year I've lived here.

Do not rent here!
I lived here during the 2021-22 school year and experienced many issues. First, the rent was quite expensive to begin with, but the apartment also charged utilities for the entire building. I had many months where my utility bill was over $400. Security is also poor, as there is no doorman at the front and many of the back exterior doors remain unlocked or propped open. In addition, just about everything in my apartment broke at some point including the dryer (multiple times), the hot water (multiple times), the garbage disposal, and the air conditioner. To top it all off, the AC in the apartment above mine broke and flooded my apartment about a month before my lease was up. I was on vacation at the time and maintenance told they would take care of it immediately. When I returned, no cleanup had been done and some of my furniture was ruined by water damage. The carpet had also molded over and paint chipped off the walls and ceilings. No one from the maintenance team fixed any of the damage before I moved out despite my many emails.

Pricey but overall quality
My experience at the Varsity has been pretty good, they have typical issues other apartments (with lots of students) have but with how expensive it is sometimes it is frustrating. There is a gym but it is not great or well maintained. The package room situation is very frustrating because amazon deliveries often end up just placed on the ground near the package system instead of put in lockers like they're supposed to be. The management/maintenance team is fairly small and can be slow to respond to issues (especially via e-mail), they are generally best contacted in person.

Pros but also cons
The apartment space itself is great. Very large, updated look, and decent pricing compared to comparable properties. However, the managing of the building is horrible. They will never answer calls and take long for emails, package delivery is a mess and it’s difficult to find packages although none stolen, and the elevators keep breaking with only one fixed and the other left broken for weeks. Also the water keeps being shut off for repairs.
