This small apartment building has studio and one bedroom apartments, commercial space, and two roof decks and a terrace deck which are often unoccupied and provide a great view of the city. Western-facing apartments have views of the sunset over the National Cathedral and some can see the Washington Monument. The location is fantastic: 1-2 blocks from the Mt. Vernon Square Metro Stop, and right next to the Washington Convention Center and a block from a new Giant grocery store, with plenty of restaurants nearby. However, major events requiring heightened security at the Washington Convention Center 2-3 times per year mean the building gets surrounded by military grade fencing, lights, and noise, and at times have required us to have ID to return home. All apartments have light hardwood floors, light green granite counter tops, a full washer and dryer, and most have large windows with lots of sunlight. Most are very small, but are attractive because of these features. The building allows pets without size restrictions for a monthly fee, which is a plus. The rent is high, but lower relative to the new apartments that have sprung up in the neighborhood. However, the property management company continues to raise rents so it may become similarly priced compared to other options in the neighborhood very soon. Downsides include poor wiring which requires constant light bulb replacements and maintenance requests, lead pipes that have not been removed, and occasional but terrible and uncontrollable odors that emanate from the trash room downstairs through the vents up to the top floors which sometimes fill the apartment with a stench. There is very poor insulation in the walls, making the apartments very drafty in the winter months, and requiring that the heat be on constantly, increasing your PEPCO bill. Apartments are painted without first washing the walls, and this is apparent after a few months; if you get a mark on the wall and try to wipe it off, you will also remove the paint. The water pressure at times is turned down, making showers less than ideal, perhaps because rent includes water. The key fob "secured" entry is often less than secure; we have had packages and a bike stolen from the building, and management is of no help in these situations. The marble floors in the entry/foyer are regularly refinished; it seems like the property managers are most attentive to this feature, perhaps to attract new commercial renters to occupy the second floor. The furniture on the roof decks and terrace are sometimes broken, and this past spring and summer, management neglected to fill the empty and decaying planters. There is a "gym" on the 4th floor which is pretty sad and useless.
