Spacious and Open
The ceilings are high and there is a lot of private space. The bedrooms are large and all of the amenities work very well (dishwasher, fridge, stove, garbage disposal).
It a house rather than apartment building and the entrance into the apartment is very safe. It is very quiet and peaceful. Management has always responded within 24 hours.
The price is nice for the space but it is not well insulated considering it was previously an attic. Which makes heating and cooling unattainable. The floors are hardwood and breaking apart.
There have never been pests but there are squirrels that live under our floor.
Some of the paint has peeled off some locations and there’s mold underneath as if they painted over it and the ceilings do not appear they have ever been cleaned.
If you don’t mind upkeep it is very nice - the negatives are a result of the previous tenants not treating the space well. It is worth the space and privacy and has hidden features that increase the value.

Great First Place in Cincinnati. Excellent landlord.
I live in a tiny little studio. I’m being redundant because it is just that small. With that being said, it has been an excellent first place in the area (Undergrad and home are 3+ hours from Cincinnati). To walk to the law school is about 20 minutes (3 minute drive), to walk to the football stadium about 10 minutes. Right behind short vine, so everything you need from groceries to entertainment is within a 5 minute walk. A large student presence in the neighborhood and cops patrol very regularly. I have never felt unsafe walking around even late at night.
The largest issue I had in finding a place was my dog is a “banned breed” and is very large (90+ lbs). Most rentals will not allow hmmm dog, if you don’t have a band breed but have a dog that weighs over 30 lbs it is just as hard to find a place. My studio is tiny but even with both of us it works, just can be a bit crammed feeling at times. ES Properties was the only landlord in the area (9+ mile radius) that does NOT have breed of weight restrictions on dogs. If you are not interested in a studio I would still contact ES properties because they have a large amount of locations that are all dog friendly. ES can be slightly more expensive comparatively but if you have a dog it is worth it.
Reasons for not being a 10, since it is a smaller studio you don’t have all the normal amenities ex: I have 2 stove burners instead of 4. I also am not a fan of paying for laundry, but that tends to be standard in rentals in the area. The walls are a little thin so even though my studio is not wall to wall with another you can sometimes hear another studios things so I’m guessing studios that are wall to wall there is more sounds issues.
