The Greens At Alvamar

I live in an unrenovated unit, and it's fine, just expensive for what it is. There have been a lot of maintenance issues - they used to be taken care of quite quickly, but then the complex changed management and things are now dealt with very slowly, if at all. Pest control comes every three months. I haven't had issues with safety or noise, beyond normal college-town-apartment-adjacent issues.

For the price, the apartment is clean and close to campus (5 min drive)

Located next to a grocery store and gas station, convenient for groceries and transportation. Maintenance has been super helpful combatting any issues that I have found. The only issues that I have are that communication is a bit spotty which is not that big of a deal, and the covered parking spots that were assigned are pretty far away from the actual apartment so it’s not very convenient for me to use the assigned parking especially when carrying groceries or lots of books from my car.

Great Apartments for Students

Overall the Greens of Alvamar is a good option. The apartment itself is comfortable. The location of the complex is just far enough away that it is in a very quiet part of town without being too far. The price point is high enough that the majority of people seem to be working professionals or graduate students. It is an 8 minute drive to the Green Hall in light traffic, and 12 - 15 minutes in heavy traffic. There is a UPS store, barber, and supermarket within walking distance. There is a bus stop close by. Each apartment is assigned 1 covered parking spot, and there is additional unassigned parking. ATT Fiber wifi is available in the complex. The buildings are generally upkept well.

The majority of buildings have an east or west facing window, this limits light at specific times of the day. The walls are thin, and it is possible to hear your neighbors. There are some pests (crickets and spiders) on the first floor levels, the complex does have a company spray each month to control the pests. Summer is the worst time of the year for pests. Upper floors can have bird issues depending on how often the balcony-patio is used.

The sidewalks are in poor condition, and some of the outdoor communal areas are not upkept resulting in a poor looking complex. There are also many dead trees in the complex which adds to a poor appearance. Many issues are left for residents to work out among one another, but nothing overly confrontational has happened to my knowledge.

There is an overall good feeling of security. The feeling of security would be enhanced to a greater degree if there was an additional lock on the door. One can be installed upon request for an additional cost.

Overall my experience has been good.

No complaints really about the apartment except that they didn't give the same type as the model that they showed and they didn't clean before I moved in. They promised they would make some fixes but never did, so their word must not mean much.

Staff is kind but unreliable in terms of communication and follow through.

Upon move-in there were tons of issues including not having fire detectors.

Soon after the Air Conditioner went out, it is now nearing winter and has yet to be fixed.

The management was awful. Upon move-in there were many items that needed to be fixed and management was reluctant to do so. They also never salted walkways or cared for trees/plants making it a dangerous place to be.

A quiet environment with friendly neighbors and very close to the KU campus (little less than a 10 minute drive). Management is kind to the tenants and all apartments are currently being remodeled on the inside and outside. The management cares about the upkeep of the environment as well as the apartments themselves. Very great space for dogs to live as there is a lot of grass area outside.

I have lived in this apartment for 3 years with my partner and a kid (two years old). Here are some good things about this apartment:
1) it is very close to Hy-Vee, so it is extremely convenient for grocery shopping.
2) it is very close to a bus stop, so you can take a bus (29) to go to class.
3) I think it is a safe and quiet place. I don't have any safety-related issues here.

Here are some not so great things about this apartment:
1) it is a relatively old apartment, so if you want a fancy place, you would be disappointed.
2) Since it is an old apartment, the windows are a bit shaken(?). I mean, when it's very windy, the windows make a bit of noise. (In my home country, I have never experienced this sort of thing).
