UFlats is a good choice
I have been at UFlats for a year and a half. Here is what I like about it:
- quiet
- clean
- secure (You need to scan your card to get in through doors)
- maintenance comes rapidly after you submit a form FIXIT
- 8-minute walk to the lecture hall and hospital
Things I dislike:
- limited air circulation
- limited storage (There's not enough room for my clothes)
- parking is NOT included and is very expensive

University Flats
Location is the biggest draw here. I can get out of bed 30 minutes before I need to be at the hospital for a 5:30am shift while my friends need at least an hour to wake up and drive in from off campus. Also a 2 minute walk to the gym which is super helpful. Management is very responsive to any requests, usually maintenance comes the same day. Biggest downside is the parking and having to pay for a more expensive pass/walk from the garage to your apartment every time. Overall, lived here for 4 years and would highly recommend it.

Close and Nice but Pricey
I have lived here all four years of med school as a single person without pets. You cannot beat the location, especially once the new medical school building eventually goes up. It is also very safe and with the new Get Mobile app to have my ID on my phone/smart watch, I haven’t gotten locked out anymore. Furniture is included as are utilities. Maintenance is available 24/7. GE appliances, including your own washer/dryer and dishwasher, and granite countertops. I do have four specific things I see as downsides. First, parking is extra/expensive and a pain in the butt. You either have to walk from K lot or hope to find a close spot on Complex Dr. Either way, you still have to move your car for football games. Second, theirs is not a lot of storage space and I have to switch stuff out from my permanent residence to make it work. Third, the water pressure is low, but you do get one of those flexible hose shower head types. Lastly, it’s pricey and the rent goes up each year. It has been worth it for me, especially during early/long surgical rotations. Not having to commute has saved me so much sleep. Pros and cons overall.

M1 University Flats Review
The living situation is ideal if you aren’t from this area (and thus don’t know where to rent). I came from out of state and had no idea where was a good place to live in Lexington. The Flats have been the perfect fit. It’s quiet, the apartments are on the newer side and it’s as close as you can get to the hospital/class. There’s a good amount of medical students and residents here. If you’re looking for a low maintenance and low stress apartment this is the place! The only downside is you have to pay for university parking and have to deal with football game day traffic.

I have been at the flats for the last two years and will be staying for all four years of school. It is a bit expensive, however, there is NO commute, which was something I was especially fond of. Moreover, being right at the heart of campus, it is a great place to have get-togethers before football games and is a short walk to the stadium. There is also a washer and dryer included in the unit, it is fully furnished, and all utilities are included in the rent, which was something else that was appealing to me. Lastly, and most importantly, I have not heard a single noise from any of my neighbors. These apartments are SOLID. This makes it perfect for studying at home if you enjoy studying at home and also if you like getting restful sleep. Maintenance issues are also a rarity, but if they happen, maintenance is on top of things.
It definitely is not the typical "dorm" situation. And everyone in this wing are graduate students, so everyone respects each other. It is also right beside the Johnson Center, if you like to be active.

Love Living Here
I love living in University Flats. It is a convenient location on campus, and it feels extremely safe. The apartment comes furnished with pretty nice furniture, and the kitchen is super nice. The refrigerator and freezer are huge. The bathroom is very roomy. Most importantly, there is SO much storage. The only bad thing is I have a weird smell under my sink that we have tried cleaning with diluted bleach multiple times that continues to linger, but that is a me problem!

Great place
Good for location as it is right across from the medical school. Safety is great too because you don’t have to worry about coming from somewhere late at night. Really quiet too never had a noise issue

Graduate Housing
UFlats is very, very close to the medical campus as well as the Johnson Center gym/Lancaster aquatic center. I also feel very safe here as I have to badge in to the building and my apartment. It is quiet as the entire wing is filled with graduate/professional students. There is a lovely study room on the sixth floor and a giant field with a porch out back. Furniture is included- couch, desk, tempurpedic mattress, in-unit washer and dryer, dishwasher, all GE appliances, granite countertops. Downsides include not a lot of storage space and dealing with campus parking, which can be either K lot parking at the stadium (cheaper and you have to relocate for football games) or R pass parking along Complex Dr (more expensive). Pets - apart from service animals - are a no-go, as far as I know.
