Use a realtor to find an apt and don't rent from 723 W Madison St or Cabrio!
I suggest students get a REALTOR to find rental apartments. I used someone named Iryna King who was great. Also recommend Maria Wade, who is equally great.
That's how I ended up finding my current for-rent-by-individual-owner condo in the middle of Fall A classes. It's a great spot albeit pricey, and the noise from LIVE across the street is annoying on Thurs-Saturday nights. Heated parking garage, big windows and floorplan, modern everything, and a balcony. The only thing lacking about this building compared to others in the same price point I think (ie 618, Hoover and Greene, etc) is the lack of shared building common spaces or amenities like gym, roof patio, etc. That said, the upside of this building compared to those is the fact that our landlord is the individual owner, so very responsive.
I originally rented at 723 W Madison St, from Cabrio Property mgmt company and cannot say enough bad things about the building or the company. My apartment was covered in toxic black mold and had to get a university lawyer and pay out pocket for extensive mold testing to get out of the lease even though we were never even able to move into the apartment.
