If you want a luxury apartment without a luxury experience, this is the place for you.

I waited a couple months to write my review of this place. I was initially drawn in by the beautiful amenities and the seemingly really supportive management. Upon move-in I was welcomed to dead roaches throughout the halls and stained carpets. In addition, within the first week I was able to hear all my upstairs neighbors footsteps to the point where I wanted to transferring units. I tried to speak to them and in response to trying to reason they would purposely stomp through out their unit - you can here every single foot step they take. When you are walking in the hallways you can feel the shaking from the people walking/living above. Resident have told me they have to listen to noise machines to be able to able to sleep at times. When you are in your bedroom you'll be able to hear your next door neighbor talk on the phone and enjoy the music that they are listening to. I was told by management I would have to pay a $1,000 transfer fee. When I tried to appeal to regional management I did not hear back for a month. When I went in person to follow-up they had not even reached out to regional about the issue. The property managers are really supportive and nice... until you have a problem. There are a few nice staff which I appreciate however nice doesn't help when you have a problem.

In addition, my electricity constantly short-circuits and my power goes out in portions of my apartment. If I didn't know how to reset my own breakers, I'd constantly be in the dark.

If you are a young professional that works, needs a quiet environment or even are moving with a family and desire a tranquil environment, I would avoid this place.

On the positive side maintenance is responsive where they can be for issues that they are able to resolve.

Overall, I really wish I would've taken heed to the comments that I read on here and I could've avoided this situation. I will definitely be leaving this complex when my lease is up.

The Reserve at Patterson Place Review

My apartment is an appropriate distance from KFBS. It takes approximately 15-20 minutes to get to school. There are stores within very close driving distance, and Downtown Durham is approximately 15 minutes away as well.

The condition of the apartments is above average. I have not had any issues with my utilities, and the management is very quick to respond.

I would recommend this apartment for someone that wants the happy median in between Chapel Hill and Durham.

Quiet Living Space at Reserve at Patterson Place

Located just across the Chapel Hill line the Reserve at Patterson place is a new complex with beautiful amenities tucked in a quiet wooded area. The residents are mostly 22+ in age, many in grad programs. The commute is longer than many living in popular locations such as The Morgan but only slightly. A very easy drive to school and immediate access to the highway as well as a pretty reasonable commute to downtown Durham to change things up.

Reserve at Patterson Place Review

Very spacious and new. Great appliances, gym space, and free coffee in main building. Garden style apartments don't have elevators. Close to lots of restaurants and supermarkets. Far from downtown. 10 min drive from the Law School.

Great social scene, lots of law students, but far from downtown

I love the community at the Reserve, with several law students close by and near the interstate. It's about 10 minutes from the law school, 10 minutes from downtown. They recently changed management, and they have been a little less responsive than previous management, and the new management seems to come with higher rent prices. It's been a great place for the past two years, but I'm not sure I could afford to stay here with the rent prices steadily increasing.

Decent living space

Pros:
-Nice looking
-Responsive, professional, and accommodating management
-Nice and numerous amenities
-Spacious
-Incredible location (less than 10min drive from Duke, less than 3min drive from shopping, grocery stores, and food)

Cons:
-Walls a bit thin
-Parking can be difficult to find
-No rails or racks in shower (must buy a separate caddy)

The Apartments Are New

I love living here. Lots of Duke Law students live here and even more Duke students live here. Tons of Duke Law students live at Realm Patterson next door and across the street at another location. The place is new and I was the first person in my unit so I love it. I’m curious how it goes when the building is older. So far it’s been great for me. There was also this huge management change from Greystar, the annoying thing about that was paying rent through money order. Other than that I love the place.
