Overpriced but good for students without cars

Rent does not include a mandatory $25/mo trash valet fee. The trash valet can be convenient, but they don't come on weekends or holidays and neighbors frequently leave their trash cans in the shared hallways all day. I really only moved here for its proximity to Mockingbird Station, which is a big plus. There's also a bunch of restaurants and bars as well as a nice Angelika movie theater within walking distance, although the same can be said about most apartments near Greenville/SMU Blvd.

The place itself is really nice, but the management is not good. They hardly ever answer the phone or emails, and it is such a fight to get in contact with anyone in the office. There's also only a very small number of package lockers and once those are full, they either shove packages into a "community locker," leave them in the hallway by the lockers (not at your door), or store them in the office.
The valet trash (that you have to pay for) is supposed to come Sunday through Thursday, but half the time they don't and just leave your trash. Other times they come earlier than you're supposed to put your trash out so it has to wait until the next day.
There is supposed to be security on the property but when I had an incident last night and called, there was no one on the property.

Good location, not greatest

Pros: Units are updated with white kitchen cabinets, white quartz countertops, and stainless steel appliances. Less expensive than other apartments with similar interior finishes, and more variety/larger floor plans than other apartments. Great location: <1 mile to the law school, next door to Kroger and Mockingbird Station shops.

Cons: Not the most secure or cleanest building. Do not recommend living on the first floor due to security and bug concerns, but I have lived on the third floor for all three years of law school and personally have not had any issues. Make sure car is locked at all times and no personal belongings in sight.

Thoughts from a one and a half year resident

Overall I enjoy living here. I love the location and the apartment itself is nice. There are great amenities like a pool right outside my balcony, a gym, and multiple dog parks. I also like having security guards around at night. The maintenance people are also really great. Oh, and the location is fantastic. It's 2 miles from SMU, literally right next to Kroger so I never have to drive to get groceries, also right next to the DART station, and there are tons of shops and restaurants around as well.

There have been multiple power outages only on certain parts of the building (including my apartment) which have lasted for hours at a time and are extremely inconvenient. There have also been many many missing packages from the package lockers that never seem to show up. The management was very unresponsive when me or my other friends in the complex would ask about problems. They just changed management so hopefully some of these things will change soon.

5 Mockingbird

Pretty great place. My apartment looks over the pool which is super loud when the weather is nice. The gym is pretty nice as well but sometimes only one treadmill works.

Maintenance is quick. Apparently the other half of the building experiences a lot of power outages but I've never had one.

Cheap for An Expensive Area

The apartment is cheap for the area and you get what you pay for. There is nothing fancy about this place but the location is awesome for school, groceries, and nightlife. Employees are generally helpful and they handle issues quickly. Overall its pretty much an average apartment for an average price. Being by the dart is nice but attacks interesting characters.

5 Mockingbird gets the job done

This apartment is cheap compared to other complexes close to SMU. But thats not because its some hidden gem. It is large and pretty old. It has been refurbished but still has some issues. As a result, lower rent. I take that trade off. It has most or maybe all of the amenities of other complexes and the staff is helpful. Overall what you see is what you get, an average rent for an average apartment. Its next to the dart station which is occasionally convenient but maybe attracts some unwanted individuals into the area. Being able to walk to Kroger is the best.

Great place to live

I've had a nice time here so far. The apartment itself is very nice and updated. I live right by the pool so in the summer it can get a little loud but it closes at 10 PM so sleep is never a problem. There is a security guard who walks the halls of the complex every night and I love that. The parking is usually pretty good in the garage, but if it is ever full on my floor there is PLENTY of visitor parking spaces literally just outside of the garage that are fine too. I plan on living here for at least the three years that I'm in law school and maybe even after that. Also, Mockingbird station is not even a block away and there are TONS of restaurants and places to walk to. Kroger is also right next door and I walk there all the time.

5 Mockingbird

I love living here. 5 Mockingbird is a great location to campus. It takes me about 5-7 minutes to get to class everyday so I get to go home for lunch! My apartment is nice and recently renovated. The staff is great and I have not had any issues. I feel very safe at my apartment.

The neighborhood is great. I feel very safe walking alone around the apartment, in the grocery store, and at restaurants nearby.
Super close to SMU, lots of accessible restaurants, stores, gas stations, etc. Easy access to the freeway.
There are a ton of shops and restaurants within walking distance which is great, but there are also a lot of homeless people and some wild stuff going on at night. My boyfriend works the night shift at 7/11 and always comes home with the craziest stories. During the day I would say I love the neighborhood.
The neighborhood is pretty commercial, so it’s not very peaceful…. But lots of good stuff is located very close by or right next to the building (gym/grocery)
Nice, family- and pet-friendly neighborhood. Glencoe Park is right in front of the apartment complex, so there are many families, elderly people, runners, cyclists, dogs, and dog owners walking about the neighborhood. Great area!
Apartments in Old East Dallas are close enough to Uptown and Knox Henderson that you get the city vibe without the city prices. Check out Jimmy's Food Store - an Italian grocery store with THE BEST sandwiches and cannolis!
The vast majority of the tenants are working professionals. I've never seen kids in the complex, and being in my mid-twenties I feel on the young side of the tenants. I've never had unpleasant interactions with the other tenants, everyone keeps to themselves. The complex is close to Skillman and Lovers, so there is plenty of street noise, sirens, etc. but it hasn't been a big bother. It does feel tucked away and not like we're living right on top of a busy street.
The neighborhood is mid-gentrification. There are areas that have been completely gentrified and areas that have yet to be touched. It is definitely a diverse area with a lot of cool restaurants.
