Trinity Bluff
I love this area. Very nice and safe and walking distance to downtown. only 5 mins from stock yard

Ok...except for safety
Property management are pretty nice as are the residents; most everyone likes pets, especially dogs. The property management services, like pest control and maintenance, are very responsive and do their job right. The interior doors into the garage need replacing, and it seems the property management is finding contractors willing to do the work. Also, the roads right beside the apartment often host loud trucks and cars driven by men compensating for something. Though I can hear the upstairs neighbors stomping all the time, I can't hear my next-door neighbors.
My only complaints are several safety issues, most of which I have yet to personally experience. I've heard that people have had items stolen off their first floor balconies, that people got their cars broken into, and that the homeless shelter in the garage during the cold winter months. Personally, I have seen exterior doors into the complex opened/ unsecured, so non-residents can very often get into the complex uninvited. I also personally had my bike stolen; I have a 12mm steel thick Kryptonite lock, which someone angle-grinded their way through. Granted, I left my bike there for 4 days, and didn't check on it; I was probably scoped out and the thief waited for the right time to take it.
So, in summary, don't leave valuables in the car or balcony, park your bike inside/ on your upper-level balconies, and be vigilant when walking around the garage. Other than that, the place isn't bad.

Calm
The loudest part is the elementary school kids at recess. This place is so tranquil, I forget I am living in the city. I look out at an elementary school and the Trinity River is just behind the tree line. I know there's lots of dogs here, I can see the dog park from my balcony, but you can rarely ever hear dogs barking. I've put my records on inside, and when outside I can barely hear them playing. The issues here are what you'd expect at any apartment complex with fast turnover. There's the occasional painters tape that's been painted over and the odd screw just sitting in the closet. But for me, the vibes here ended up being so much better than I was expecting.

Good space
Space is great, and right downtown. Access to the trinity trail is my favorite part. Management could be better.

Not worth it
While it is a nice property that is very close to the law school, it isn’t worth the rent. Management is awful and isn’t responsive to disruptive trespassers that will keep you awake at night if you live next to the pool. Their solution is to call the police who are too busy to care.

Expensive but a nice place to live
I don’t think I would pay to live here now, but I hate moving so I am staying for my final year. I love my apartment. Maintenance is quick and I don’t have any complaints other than how much they raise the rent each year.

good location
Apartment itself is great, some units are renovated, some older units the appliances could be old. Location is also great. Management is just so-so -- they are not very honest, make empty promises and are proud with just doing the bare minimum. I am happy as long as I don't need to deal with the management. Garage doors are wide open for about two months because they cannot get a part to repair it, creating big safety concern.

Trinity Bluff
Overall, I really like living here. All my neighbors are super friendly, and you have access to amenities at both Trinity Bluff and District, which is nice. Some apartments in the complex are totally updated and some are partially updated. I live in a partially updated apartment, which I don’t mind because I think it has a “homier” feel. The updated apartments have the light and white finishes without looking sterile. My favorite part about living here, though, is how close it is to the Trinity Trail and downtown. my commute to school ranges from 4-8 minutes (depending on the time), and my commute to work is two minutes. Not bad at all.

It is a great location. Work orders are fulfilled quickly and efficiently. Very safe and kept up nicely.
