Perfect for Wharton with a family

Perfect for going to the park with the dogs, closer to school than Rittenhouse, and quiet with a family-friendly vibe

Spacious, bright apartments in a great neighborhood

Love my apartment, great community gym in the building, good Wharton community without this becoming overrun by Wharton students / parties. Highly recommend for couples, families, pet owners, or singles looking for a quieter building.

Love the location; building management isn't great

Awesome location and love the proximity to the park and running trail. Close enough to Rittenhouse that you don't miss anything and only a ~20 minute walk to Huntsman Hall. The area feels much safer than Rittenhouse did. The units have beautiful high ceiling and overall great floorplans.

The building is not very well managed and it's almost impossible to get a response from management via email. They can be slow with repairs. Lots of the gym machines don't work and the common areas are not usually very well maintained. Only complaint about the units is there is little to no storage space. The property seems to nickel and dime you for every little thing (e.g., paying for Luxer package pickup).

Great but expensive

I love living here, but there are a lot of hidden costs. Actual payment per month ends up being about 4100-4300.

Would be a 10 but

I love living here, the space and location are great. The in-building gym is very convenient and I like that there’s distance between myself and school but it’s also very accessible. The downsides: management of this building is terrible, no utilities are included, and I feel like they keep looking for ways to get more money out of me. But I love the space and location so much that I’m tolerating it.

Great location and amenities, weak management

Love the location—close to campus but still in center city. Fitler square is quieter and more residential. The gym and common areas are great. I also really like the building itself—high ceilings, lots of natural light, and spacious floorplans.

Aimco just cares about the bottom line and isn’t very invested in their tenants’ experience. The buildings are nice enough and renovated to make up for that, but don’t expect management to be super communicative.

Fantastic location and building; iffy management

We've loved the building and amenities, but the rate is high and the management team consistently "nickels-and-dimes" us (utilities are high, fees for this and that).

Management sucks, but everything else is great

Management (especially Kyle) sucks. Unresponsive unless they’re reminding you to pay for something. The people who actually work in the building are wonderful though. Very nice gym and amenities, great location, spacious layouts, and nice neighborhood. Great place for couples, families, dog owners…even single folks. I definitely recommend it.

Fitler Square is really cute and homey. It's around a lot of other medical students, so it's a good social area and has an easy commute to school. It's also great if you like running because it's right off the trail on the river. Food is good but a bit homogenous (compared to West Philly especially.
Locust and spruce feel a lot safer than market or chestnut at night. Very residential streets with beautiful brownstones. Also close to dog park and the river walkway. About 10min walk from the popular buildings and 25min walk to huntsman
good place for people new to the city! close to both Penn and a lot of stuff downtown. I never lived in Philly beforehand, and definitely recommend this location
Love the neighborhood! If you're interested in being close to the center of the city and being able to actively explore Philly (for a not extreme price) it was great! Also was easy to get to my school - University of Pennsylvania. 15-20 mins to get to school by transit; 30 mins walking.

That being said I did notice that most students lived on the side of the school!
The beautiful tree-filled neighborhood is full of families, dogs, and students - it is safe, full of great restaurants, and boasts an equally quick walk to both University City and downtown attractions. The immediate access to the Schuylkill River Trail also can't be beat. While we lack apartment amenities, we love living in a historical brownstone that has charm and character. This is an area where you can live as a student and stay for another 20 years after that.
Great neighborhood, though expensive for Philly. If you're a Penn grad student who wants to be near campus but not on campus, it's ideal for distance from school and the Rittenhouse area. Lots of parks and residents are friendly.
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
The neighborhood is very residential. Not a ton of bars/restaurants which can be annoying if you just want to pick up food after a busy day, but it's right near the park and Skukyhill river trail which is great for exercising and getting outdoors. Close to Trader Joe's and South Street market which is convenient
Center City is a fantastic area. I live on the northern side of it, which is the more financial/industrial/apartment building side. I live 2 blocks from a busy Trader Joe's and inches away from tons of great restaurants, corner stores, and shops. It's close to Rittenhouse Square, a swanky square block with a tiny park in the middle, as well as the Schuylkill River trail (great for running and biking) and the Art Museum area. Multiple major bus lines slice through this neighborhood, making it quite easy to get anywhere when you don't want to walk or bike.
