Great place to live

2040 Market is a great place to live. Albeit a bit expensive, it is a great location with beautiful apartments, a decent gym, and nice outdoor communal space. Management are good people to work with and maintenance are extremely quick to help and always available. Easy commute to Drexel, as well.

Negative Surprises Wreck Tenant Experience - Strongly Advise To Pass on this Building

My overall experience living at 2040 Market has been deeply unsatisfactory. I would not recommend this building to anyone moving to Philadelphia, especially considering the price point. Further, PMC Property Group (management) clearly doesn't value the tenant experience based on some of the issues and lack of remedies offered by them.

While, I have a terrible impression of this building, to be fair, I'd like to point out a few of its charms. The building has an excellent location, minutes from Rittenhouse Square and public transport and less than a 10 minute walk from 30th Market Street Station. On the higher floors, 6 and above, the views of Philadelphia are stupendous. The apartment layouts are spacious, if not sprawling, covered by high ceilings and framed well with floor to ceiling windows. Finally, if you're a pet owner, the building couldn't be more pet friendly.

Unfortunately, what appears pleasant on the surface, ends up lacking significant depth. I found PMC Property Group somewhat accommodating with easy asks, such as move in dates but once real issues started bubbling to the surface, the PMC representatives were filled with empty promises and unreasonable constraints. Beyond managements ineptitude, I've listed below a number of the issues that I came across while living here for only 6 months. Together, they have wrecked my experience and made it seem as if the building were put together quickly and cheaply to start generating landlord profits.

Here's a list of a few of the issues that I've encountered:

- Ventilation failures during periods of extreme weather (both during the heat and during the cold - temperature dropped below 60 degrees in my apartment during New Years 2018, one of the coldest days of the year, due to heating failure. Management did nothing for more than 24 hours)
- Some units in my hallway are rented out as short term rentals, like HOTEL ROOMS. This was unexpected and unwanted, to say the least

- A/C units are all interconnected and there have been several instances of cigarette smells emanating from the vents

- The fire alarm has gone off at least once a month since I've lived here, sometimes past 12AM. Many of the tenants at this point ignore the alarm entirely, a dangerous proposition

- The treadmills in the building aren't ever all working at once. Management on several occasion promised to fix them but have not

- The fuse in one of my rooms blows easily (blew from two appliances being plugged in)

- The kitchen sink was not properly designed and water often leaks beneath it

If the building were to permanently solve these issues, I would absolutely adjust my rating but until then, I wouldn't recommend you consider this building in your apartment search.

Great place to live

Lots of room, great location (between Rittenhouse and University City). Management is responsive, though it sometimes takes awhile for maintenance requests to be filled.

Great location & amenities

This is the best location - less than a 5 minute walk from both Trader Joe’s and Target, as well as countless restaurants, stores, and bars. The complex also has a two-story gym, a rooftop deck on the 6th floor, high ceilings, big windows, and free indoor temperature-controlled moped parking!! (Moped not motorcycle) Also, it is pet friendly, and even if you don’t have pets, it’s fun to see other people’s pets. The building is a 20-25 minute walk from the Law school depending on how fast you walk/how many stoplights you hit. Otherwise, the trolley is right across the street and takes you directly to Penn Law for a low fare.

Modern Building

2040 Market is a good choice for Wharton Students. The location is great and the building has all of the amenities and basic conveniences I needed for 2 years.

Nice Location and Spacious room

I really like this apartment with following two reasons :
1. Location : 2 minutes walk to Trolley station and Trader Joe's, WAWA, CVS and etc. Very close to almost all places near Rittenhouse and 2401.
2. Room : Room is spacious with high ceiling and big window.
3. Security : They are nice and organize delivered packages.
If I list up cons;
1. Walls / Floors / Ceilings are weak : I can hear clearly the noise of next door, elevator floor, and upper floor.
2. Security : They are nice but I think stranger can go inside the building easily.

Overall I am very satisfied with this apartment!

Great building

We love it here. The apartments are relatively large and specious, if you don't care much about amenities, its a great building.
The location is very convenient, just across treader jo's, trolly station, CVS

Nice units

Units are nice and modern; higher floors (6+ I think) are new; value for the unit quality is excellent; amenities are mediocre (deck has no BBQs, no pool, gym is good but not great); management is terrible; close to trolley (very convenient)

Loved the neighborhood. Paying for monthly parking in a nearby garage was not outrageously expensive, was close to center city for fun and errand-running, Target and Whole Foods nearby made for easy groceries when I didn’t want to leave the city. Sabrina’s Cafe is nearby, which is super delicious. BSL was about an 8 minute walk to either Spring Garden or Race-Vine, depending on if I was going north or south. Great area for walking around and getting out of your apartment.
The apartment is technically between Logan Square and Rittenhouse Square. We live right above Trader Joe's, which makes grocery shopping a breeze. We spend a lot of time walking around Rittenhouse Square and Rittenhouse neighborhood to pick up groceries, drink coffee, and generally hang out with each other and friends. The river walk is a short walk away, and the Museum District is within walking distance. Back when I was going to school regularly, the Septa trolley stop is conveniently right in front of our apartment and the 30th Street Station is a 10 minute walk away. While the amenities leave some things to be desired and we pay a premium for our location, it is a great place to live especially for newcomers to Philadelphia who want to be next to all the action.
Unless you mind the noise of cars in the street below, you will not have any issues. Given that is center city there are many people experiencing homelessness so if that is a deal breaker I recommend other neighborhoods. The upside is being 5-10 minutes distance from all the fun, restaurants, activities, nightlife, etc.. that you will ever need.
Super close to Whole Foods and Trader Joes, and I love the walk along the parkway. It's close to various museums which is great! Overall the neighborhood is pretty residential, but there are coffee shops and to-go restaurants that are easy to access.
The neighborhood is a little more commercial but only a minute away from everything wonderful in rittenhouse. But it feels very safe at all times because it’s on a major street.
It is a great location. The law school is a 15 minute walk. Most of Center City is also within a 20 minute radius. A lot of other law students live nearby.
Lots of great bars and restaurants in the area. One of the safest and nicest areas in Philly. There are generally lots of people walking around.
Close to tons of great places to eat/drink, shop, etc. Walking distance to anything in Center City/Callowhill/Art Museum areas.
