- Management company can be a bit of hassle, but maintenance requests are still handled quickly
- Trolley is literally steps from the building
- Good value
- Reasonably priced, clean, and safe
- 14 foot high ceilings that are really fantastic
- Apartments facing Market Street can be very loud because of the fire trucks across the street

Solid building, high ceilings

Great price, convenient location
Pros:
- right above Trader Joes
- close to both Center City (15 min walk to city hall) and UCity (20 min walk/10 min trolley to law school), close to Amtrak station (8 min walk)
- right in front of trolley/bus station
- really high ceilings, large windows with lots of sunlight
- gym in building with lounge space and rooftop area upstairs
- doorman 24/7, packages get held securely at front desk
- staff generally friendly (doorman/maintenance/leasing office)
- maintenance and payment done through PMC portal, generally maintenance issues are fixed quickly
- laundry on each floor
- spacious living room area
Cons:
- no parking, not close to any free street parking either
- ceilings are so high it's impossible to clean the vents/tops of windows
- right in front of the trolley/fire station so there can be louder/flashing lights at night
- thermostat isn't very precise so either the AC is on or off
- some issues with drain flies
- 1 cockroach spotted in ~3 months since moving in
- laundry is done with a card that is loaded with cash only
- gym/upstairs lounge/roof area isn't accessible by elevator (1 flight of stairs above top floor)
- difficult to get in touch with leasing staff initially - have to call, not email
- in Center City/not residential area, so there can be people loitering in front especially at night

Great Value but some quirks
I love the amazing sunlight, really convenient location, and great value. However, it can be quite noisy on Market St. and some of the apartments are a little less updated than other options out there.

Spacious apartment, nice amenities
I've been very happy living here. The apartment itself is spacious and gets lots of light, and it's been a luxury having a gym in the building and an attendant for packages downstairs. In my experience, management has been quick to respond and helpful. The building itself does feel a bit dingy and some of the appliances are outdated, but overall everything works great.

Good value for money
Not necessarily the highest quality finishings and many unrenovated apartments with carpet in the bedroom. However it's good space and great value for money. Not a super popular Wharton building so good if you don't want to be in a dorm
