Comfortable Living Space
Surprisingly spacious floor plans with modern appliances and easy-to-clean wood floors, the best part is the proximity to school (only 15min walk, mostly flat).

Coal Yard Apartments Review
Pros: Great location to be near all a majority of the grad student housing. Very short walk (10-15 min) to Cornell campus. The Coal Yard Cafe offers a decent selection of meals. Apartments are very spacious and get good sun exposure. All utilities included (except electricity). There is an option for parking for an additional $600-$1200 annual fee depending on if you want to park in the lot vs. garage. There is a rooftop patio that is lovely during the warmer months. Double key-pad entry keeps the building very secure.
Cons: Apartments have not been professionally cleaned in a while, so be sure to ask that they are significantly cleaned before moving in. Internet frequently gives tenants problems. Management is quick to fix building-wide problems but very slow to fix individual issues. Minimal to no maintenance support on the weekends unless you call the emergency line.

Great space, great location
There’s a reason why not many spots were available for first year MBA students, most students here renew their leases. The property is a family run business who are both responsive and friendly. The walk to class is flat, unlike the steep hills commuting from downtown, and only 10 minutes away with the option of a bus stop across the street. The property comes either furnished or unfurnished and is quite large. Noise is relatively not an issue. The only downsides are that there is no gym and the internet is a bit laggy during peak hours. If you want a nice, spacious apartment within close walking distance to class, look no further.

Quality, convenient apartment
Coal Yard is a great place to live. ~13minute walk to Sage Hall, ~10minute walk to Breazzano, proximity to friends in Coal Yard and Maplewood, and roof access are the highlights. Spacious apartments with quality appliances.

Great spot for grad students
Well built building with spacious apartments. Roof deck has great views. No other amenities, but excellent value, decent location, and no undergrads in the building. Many MBAs in the building. Allows furry friends.

Great Value
Great value for your money compared to other apartments in Ithaca. Walking distance to campus, right by a bus stop, and has the option for covered parking.

Quality, convenient apartment
I recommend living in Coal Yard.
Living at Coal Yard, Building 3 has been a good experience. Management is generally responsive and upkeeps the building fairly well. The roof deck on Building 3 is an enjoyable space.
The apartment is very spacious and appliances/utilities work well. Coal Yard has great access to campus, bus service, and Maplewood. Parking is available for an extra fee (lump sum) and the experience has been good as well.

Coal Yards Hidden gem
Coal Yards Apartment are very hidden gem of housing for MBA student in Ithaca. They are conveniently located to both Breazzano and Sage where MBA students take class. Best however is they are right next to Maplewood where so many MBA students live so you are close to friends without having to actually live in Maplewood. Maplewood sells people on supposed luxury amenities but is a pretty loud apartment complex for those living there and the management company sounds pretty horrible and moves students at random from apartment to apartment. While Coal yards may not have the fancy amenities like a gym or club house, my 1 bedroom apartment is extremely spacious (850 sq ft) and has plenty of space for myself and my fiancé to live and work from home. The apartment has a spacious great appliances and a washer and dryer in the apartment in a small laundry room which serves as a great extra storage area in a one bedroom apartment. Most of the apartment building is MBA students and it is relatively quiet. Overall I feel that I get a great bang for my buck. Internet is provided and is extremely stable relative to other places such as CTT where students regularly report WiFi outages.
