Cornell masters in engineering student coming from industry
large floor plans, tall ceilings, with lots of storage. Sunlight is lacking in some areas but, not terrible.
The thin ceiling transfers noise from all steps, talking, and music through to the bottom floor. Earplugs were a must for me.
Depending on the maintenance issue we have had quick response some more nuisance issues take longer to resolve.
Further away from downtown and the bars/restaurants, but on the top of the hill so you can walk/ride to campus without much effort.

Great price and location
Spacious apartment with everything included. Parking is extra and have the option to park outside or inside. Furniture can also be rented for an extra monthly fee. 15 min walk to Sage and the building is grad students only. Bus stop straight to campus is across the street which is also a plus.
Roommate process is usually random so experience can be hit or miss. I thoroughly enjoy living in this apartment and plan to renew.

Super spacious, modern apartments
I love the building and the spaciousness of the apartments. Walking distance to Sage and Brezzi is great. Next year I will switch to a 1-br apartment though.
If you want to enjoy the nightlife, you might want to look into renting something downtown.

Comfortable Living Space
Surprisingly spacious floor plans with modern appliances and easy-to-clean wood floors, the best part is the proximity to school (only 15min walk, mostly flat).

Coal Yard Apartments Review
Pros: Great location to be near all a majority of the grad student housing. Very short walk (10-15 min) to Cornell campus. The Coal Yard Cafe offers a decent selection of meals. Apartments are very spacious and get good sun exposure. All utilities included (except electricity). There is an option for parking for an additional $600-$1200 annual fee depending on if you want to park in the lot vs. garage. There is a rooftop patio that is lovely during the warmer months. Double key-pad entry keeps the building very secure.
Cons: Apartments have not been professionally cleaned in a while, so be sure to ask that they are significantly cleaned before moving in. Internet frequently gives tenants problems. Management is quick to fix building-wide problems but very slow to fix individual issues. Minimal to no maintenance support on the weekends unless you call the emergency line.

Great space, great location
There’s a reason why not many spots were available for first year MBA students, most students here renew their leases. The property is a family run business who are both responsive and friendly. The walk to class is flat, unlike the steep hills commuting from downtown, and only 10 minutes away with the option of a bus stop across the street. The property comes either furnished or unfurnished and is quite large. Noise is relatively not an issue. The only downsides are that there is no gym and the internet is a bit laggy during peak hours. If you want a nice, spacious apartment within close walking distance to class, look no further.

Quality, convenient apartment
Coal Yard is a great place to live. ~13minute walk to Sage Hall, ~10minute walk to Breazzano, proximity to friends in Coal Yard and Maplewood, and roof access are the highlights. Spacious apartments with quality appliances.

Great spot for grad students
Well built building with spacious apartments. Roof deck has great views. No other amenities, but excellent value, decent location, and no undergrads in the building. Many MBAs in the building. Allows furry friends.
