Coal Yards Hidden gem
Coal Yards Apartment are very hidden gem of housing for MBA student in Ithaca. They are conveniently located to both Breazzano and Sage where MBA students take class. Best however is they are right next to Maplewood where so many MBA students live so you are close to friends without having to actually live in Maplewood. Maplewood sells people on supposed luxury amenities but is a pretty loud apartment complex for those living there and the management company sounds pretty horrible and moves students at random from apartment to apartment. While Coal yards may not have the fancy amenities like a gym or club house, my 1 bedroom apartment is extremely spacious (850 sq ft) and has plenty of space for myself and my fiancé to live and work from home. The apartment has a spacious great appliances and a washer and dryer in the apartment in a small laundry room which serves as a great extra storage area in a one bedroom apartment. Most of the apartment building is MBA students and it is relatively quiet. Overall I feel that I get a great bang for my buck. Internet is provided and is extremely stable relative to other places such as CTT where students regularly report WiFi outages.

Quality, convenient apartment
I recommend living in Coal Yard.
Living at Coal Yard, Building 3 has been a good experience. Management is generally responsive and upkeeps the building fairly well. The roof deck on Building 3 is an enjoyable space.
The apartment is very spacious and appliances/utilities work well. Coal Yard has great access to campus, bus service, and Maplewood. Parking is available for an extra fee (lump sum) and the experience has been good as well.

Great for Grad. Students who don't care about social life downtown
I live in a 1Bed/1Bath apartment in Building 3. It's a great building, appliances are perfect for what I need (dish washer, washer+dryer, etc.) and it's quite easy to get to and from campus (even with the bridge being under construction). Heat is included in rent so if you want to crank that heat during the cold months go for it. I personally keep my apartment between 62-68 but I'm sure if you wanted 70+ you could get it to that.
There is no gym so if you're looking for a building w/ include gym amenities, look elsewhere.
The one downside is that if you're a social animal, getting to and from downtown can be a hassle. At this point, there aren't many RideShare services available and the bus schedule is not too convenient for going downtown late at night.
If that doesn't bother you, Coal yard is a great spot to be.

Excellent Apartment
Solid well-built apartment. Lots of natural light. Solid walls that are pretty soundproof. Complex is overall very quiet, although Fairview has gotten a little louder this year. Landlord is very responsive and attentive.

Spacious, new-ish, and close to it all
Coal Yard apartments are a solid option for living near Cornell. The apartments are spacious and well-maintained. The building is always tended to. They are ideally located near other MBA students in Maplewood. Best for a couple or 1-2 roommates. Only downside is its slightly overpriced. A hidden gem amongst the popular CTT and Maplewood complexes!

Great Apartment
Love living in Coal Yard. My 1B/1Ba is very spacious. The internet is decent and having in unit washer and dryer is nice. I wish there was a gym but overall very happy with my decision to live here.

Smaller community with great internet
Coal Yard apartments has two apartment buildings, one is the taller apartment building, and the other is a separate building with about 10 units. The walls are very thin in the other building. The quality is better in the taller apartment building. Internet is very stable compared to CTT or Maplewood. The landlord is very friendly and helpful. The Coal Yard apartments complex also have parking spots available at extra cost, either covered or uncovered. No gym is available. Internet, gas and water are included. Garage fees are charged per the rental lease. Laundry is in-unit. The apartments can be furnished (at extra charge) or unfurnished. Electricity is extra and billed by the utility company. Coal Yard is about 10-20 minutes from campus and pretty convenient. The rooms are bigger than CTT or Maplewood. There's a bus stop outside the building.
