Great Experience at the Flats
I've enjoyed living at the flats. I love that it's within walking distance of the hospital (makes my commute a breeze). There is plenty of parking for residents right outside the buildings. Having doors inside a locked building makes me feel very secure.

Solid choice
Pros: Convenient location, new/modern design & appliances, trees/greenery is beautiful and unique compared to similar apartment buildings
Downsides: inconsistent communication with management, communal areas are not serviced frequently enough

Overall satisfied
I love my apartment itself -- spacious, lots of light, brand-new with brand-new appliances. Amenities are also nice -- the gym and pool are on the smaller side (comparable buildings like Trinity, Lofts, Berkshire have larger/nicer gyms and pools) but get the job done.
The management could definitely be better. Communication can be slow and inconsiderate. They try their best, but it's obvious that it's a new complex and they're still learning the ropes.
Overall have had a good experience and will probably stay for another year.

Live at the flats!
I absolutely love living at the flats. The building is brand new, has ample amenities, and is less than a 15 minute walk from school. Our apartment is large - 1100 square feet for a 2 bedroom/2 bathroom which makes it easy to live with any roommate. While there are certainly cheaper places to live in Durham, the flats is certainly good bang for your buck. Similar apartment complexes in other cities are at least double the price. Other apartments nearby in Durham may be a bit closer to school but are older buildings and the rent is as expensive if not more expensive. If the flats is in your price range, I think it truly is the best place to live!!

Nice place to live close to Fuqua
This is a new complex that has a lot of potential for Fuquans because of its proximity to the school.
Highlights include a gym, free coffee, and new buildings. Pretty extensive greenery and well-kept common areas. Nice bike room for those that need that amenity. There's a good space for dogs nearby as well.
Management could improve on its communication methods: they seem to introduce new rules and regulations, or announce events, at a whim. Seems like a newsletter would serve them better. Be prepared to weather the fact that they are ironing out kinks, being that this is a new apartment complex.

Great place, great management
The apartment itself is really nice with high ceilings, a good view, and good utilities despite some minor issues.
I had heard some horror stories about corporate apartment managers, but these guys have been great. Maintenance has been very responsive and helpful as well. Big shout out to Mallory in the front office and Al on the maintenance team.

Good and Bad
Good - valet trash pickup, parcel pending delivery, responsive and nice management
Bad - Opened late, parking is open to anybody, flat looks like it was finished in a hurry
