Great Property but has some downsides

Great location and actual property is fantastic. The management, or lack thereof, really make it difficult to enjoy all the positives of this property. Zero transparency and no urge to actually help residents with necessary tasks. Also heard a day before moving in there was construction, so we haven’t had access to most of the amenities so far. Leasing office is also under construction so when you call for help with something, you aren’t even speaking to someone who is directly working solely with the property.

Beware construction

Be careful. When I leased my apartment they did not tell us that there would be construction for the majority of the year. It can be very loud and we don't have access to the gym or study rooms because they are being renovated. The office isn't even located in the building, it's in another.

1st year great 2nd year huge drop in quality

I loved my first year at the Overlook. The property management team in my first year was fantastic and other than a few hiccups my experience was just fine. However, year 2 is a catastrophe. I walked in on day 1 being back and construction and hazards were everywhere. Exposed wires, cardboard as carpet, gym, lounge closed, and office closed. To make matters worse, most of the management team from year 1 was replaced and the new team is underwhelming.

Good Experience

It's a very good location for graduate students. The campus is within walking distance, and there are plenty of people within the location to make new friends. Overall, satisfied with my decision!

The location is the beset part about it

The apartments themselves are reasonably up to date. There is in house washer/dryer, dishwasher, decently new fridge, and TV. The apartment comes with basic furnishings which is a plus and the one bedroom is a decent size for one person with reasonable amount of storage. The building is reasonably quiet.
The location is the best part about this apartment as you can walk 15-20 minutes to basically anywhere on campus. On game days, you don't have to worry about trying to get to campus in the crowd, you are basically already there.
Management is not great and can be unresponsive. The mailroom is a mess and packages are up for grab to whomever is there. Recently, the apartment has been undergoing renovations. Management raised my rent and then has been several months behind its renovation schedule. You are living in a construction zone while paying a high premium. Furthermore, our rent is supposed to include access to a gym and lounge - both of these have been closed indefinitely for renovation. Again, rent has been raised without access to amenities that justify that raise.

Extremely Poor Management

Management is terrible. Do not live here. My bike was locked on a bike rack in the parking lot and stolen, management did nothing to help or compensate. One week later my bike was locked again outside and the back tire was stolen. $200 replacement and management did not do anything. Excessive fees that are not disclosed when you sign up for the lease. Loud noise because you live so close to the road. Constant construction noise. Speaking with team members and management it is evident that they are not knowledgable and do not care about you or anything with the property.

Great!

Walls aren't thin, and I feel very safe in the apartment. I loved how the furniture was included, and the bed and storage is great.

Solid

It is solid for the price as it is much cheaper than Foundry, and you get yours furnished for much cheaper as well. There are better options price-wise if you are willing to live at Fischer Graduate Residences but Overlook is a solid option for price and what you get in your room. This is your best bet if you want to live alone for a decent price close to Mendoza.
