Super convenient
If you are mainly at MMC, its extremely convenient to be able to walk to class in a matter of minutes, however this comes at the cost of very typical student living. The apartments are extremely small but livable. Amenities are very nice, I find myself at the pool all the time, but they close at 10pm so you cant use any of them past then (except for 1 study room that is open 24/7). The walls between apartments are relatively thin, I can usually hear my neighbors very clearly and people passing in the hallway, but the floors and ceilings are concrete so the above neighbors are not generally an issue. The maintenance team is great, usually very responsive to any requests made, and they do their best to keep the building clean. Since it is student living with a lot of undergraduates, I do find it gets pretty dirty and hallways can get smelly. There are options for buying fresh pre-made food and pantry items which I love having the option 24/7. The WiFi occasionally goes out or just gets super slow to where its almost impossible to get anything done, but each apt has its own router as well as access to the building WiFi, so if one isn't working the other usually works better (more of an inconvenience than anything, especially during online lectures). Parking was initially a nightmare since the gate was broken and people without parking would be in the garage. They started towing which has drastically reduced that issue but there are still security issues with the gate not being fixed. Parking is also increasing to $125/month (absolutely insane) but parking in the garages on campus right across the street is convenient if you dont mind the 5 minute walk to your car. Overall, its not too bad if you don't mind a smaller living space, noise really depends on who is around you, and price is comparable to the area.

Affordable
Pros are, Cheaper than anything else in the area, allowed my non student GF to live with me. Allowed our cat. All the furniture and appliances are brand new up to date. A/C works. WiFi works 95% of the time. Fast enough to stream on too. Downsides are maintenance is slow, halls are dirty and hot, elevators don’t always work. They put a lot of pressure to renew after 3 months. Price went up to 1250$ which is still cheaper than most things in the area but the space is small and parking is 125$ a month too. Some people park their car on campus to get around that.

The One
I have felt The One has been great for what I needed it for this year. Although it is a new building I think management rushed to get a lot of the building finished too soon so there has been quite a few fixes to some appliances. My unit has had issues with the air conditioning. It is a loud building. I recommend getting your own internet because the one provided is not stable. The apartment itself is a good location between both on site locations.

Living at The One
This place is new and has great amenities! The living space in the 1 bedroom apartment is perfect and exactly what you need. The apartment comes furnished and includes all amenities. The only downside is that they have increased their prices and is very expensive for a 1 bedroom.

The One at University
I personally like living at the One. The only complaints I have is that the units are very small, and the price is expensive. Parking is $75 a month. The walls are thin but that will be true for all apartments. The internet is excellent if you have you're own router. You get your own washer and dryer. Comes fully furnished with a flat screen TV that comes with cable. Many study areas available and it's right across the street from FIU.

Definitely recommend
Living at The One has been a great experience because it is so close to campus and about 11 people in our cohort live here so we can study together and practice for the physical exams. You can request a "graduate floor" or specify that you would like to be in a quieter location to focus on studying and they will try to accommodate to your preferences. The pool, amenities, and study spaces are great, also. The apartments are brand new and fully furnished so it is great for someone moving from far away.

Convenient
It’s located right across from campus, so unless you are at FCC you can walk to class. It’s fully furnished, so for anyone from out of town/state, the moving process is simpler because of this. The utilities are included, but there is a $35 cap, so anything over for the unit is your responsibility. Ask about ALL of the fees and your responsibilities before you sign your lease, and get a copy for yourself. It’s a nice place to live, but it is noisy if you are in class via Zoom and while studying. Things have improved since the building first opened, but still just try to talk to as many previous residents as possible or read reviews online/ look at their social media to see if it’s the lifestyle you are looking for. It’s great for some, while other residents in our cohort are looking for another options. It all depends on your personal pro/con list. Management can either be super helpful, or borderline rude depending on who you talk to. They will likely be wonderful if you are intending to sign a lease here, but try to talk to a few members of the management team first.

TheOne
One of the benefits living here is that its almost walking distance to FIU and very close to the Flagler campus. However, the space is small (~350 sqft) and it can feel very tight at times. You have to pay for parking monthly. The gym and amenities are nice if you use them.

AVOID THE ONE
The staff is immature and will make up excuses to get more money from you. They are not helpful in solving any issues you may have with the apartment. Most of the staff consists of college students, so they are not professionals at all. Maintenance team members will enter your unit at least once a month even without your permission. The units are very crammed and most units have incomplete ceilings. Wifi is also very unreliable. Neighbors tend to be noisy and may smoke marijuana as well as doing other recreational drugs, and the smell will linger into your unit. For the square footage and poor management, this apartment is overpriced compared to other nearby student living apartments.
