- Some units are renovated with stainless steel appliances and new carpets
- Rent is pretty expensive
- Good mix of young families, retirees, young professionals, and graduate students
- A few blocks from Rittenhouse Square
- Amazing pool, gym, and rooftop
- Office staff and maintenance people are wonderful and respond very quickly to complaints
- Only complaints are the slow elevators and the fire alarms that go off at night sometimes
- Lots of Wharton students
- Elevators have had frequent breakdowns
- Gym is great
- Fantastic maintenance staff and doormen
- Wonderful amenities
- Nice gym with dumbbells, weight machines and cardio equipment
- Great for hosting dinner parties
- Building allows subletting during the summer
- Gym boasts one of the best views of Philly
- The walls don't insulate very well during the winter months

Well-run with one caveat...
This building is actually very well run - maintenance orders are dealt with almost too fast and the front desk is super helpful. Only major downside is slow elevators (just add an extra 2 minutes to everything)

Good value
Just a tiny bit outside of the Wharton bubble but you definitely get more for your money. Gym, pool, and roof deck are nice perks. They're generally pretty strict on guests so won't be able to host parties in the common spaces. Not the most luxury interiors vs. other Wharton-heavy buildings but nice enough. Elevator breakdowns can sometimes be annoying and we've had a few fire alarm evacuations.

1500 Locust
We call 1500 Locust "luxury lite for less". It has all the amenities (in-unit washer/dryer, rooftop indoor pool and hot tub, outdoor rooftop lounging and grills, penthouse common room, movie room, some apartments have terraces) in the middle of center city in our price range. The "luxury lite" part refers to the less expensive details (like apartment finishes) than more expensive buildings in the area.
The building staff are phenomenal. The management takes more patience. For example, there has been construction on the attached garage that has created noise (heard up to the 25th floor) every week day for months (but is finally almost done). It took multiple calls to management over a week to get any accommodation while working nights. All in all, we would live here again to get the amenities and location in our price range.

I enjoy living at 1500 locust. The apartments are spacious and are modern. The concierge and maintenance staff are excellent.

Solid spot
Easy access to patco (across the street), nice facility upstairs to study/swim/workout/tan on a nice day.
Expensive but nice and great service when repairs are needed. Typically fixed within the day.
Our apartment is large w/ a porch, animal friendly.

Overall, I like it here
The only bad things are the expense and the elevators. There are generally 3 working elevators for 45 floors, so they can get busy when people are leaving for work or returning home at the end of the day.

Amazing except the slow elevators
Amazing so far.
The only annoyance is how slow the elevators are. You could wait for up to 5 mins for the elevators to come. I have missed a couple of ubers/lyft because of the elevator waiting situation

Rittenhouse Square Reviews
Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
