Great views, excellent layouts, and amazing bathrooms

Location is excellent. Views are great. Nice layout and the bathrooms are some of the nicest we saw in all of the buildings we visited (both high rises and brownstones). Only drawback is the lack of amenities (no gym, no pool, no common work areas). Lots of Wharton folks in the building.

Excelent building, but lacks luxury amenities

Pros: Many wharton or Penn students, well-maintained, good and prompt service from the staff, and a great location! Cons: Not the cheapest (utilities not included), few variety of amenities offered (only doormen, no gym, no lounge, etc)

Good location, responsive management, and lots of Wharton students

Pros: 1. very good location (close to trader joes, starbucks, dunkin donuts and most importantly opposite one of the few wine stores in center city :)). its extremely close to the rittenhouse square so cant go wrong with the location. 2. responsive management 3. lots of people from wharton so easy for sharing cabs in the morning. 4. I live in a large 2 bedroom so very spacious and good value for money Cons: 1. no gym or common facilities 2. the common utility bill comes quite high. So talk to the management about that. include that in your rent calculation. Overall, if i was to make this decision again, i would stick with this building because i have heard some bad stories about other buildings.

1930 Chestnut is a great value, with tons of sunglight and an excellent location!

I really like this place. The apartments are great and the location is amazing, close enough to campus to go by bike and close to Rittenhouse and all the barsrestaurants. Management is ok, doorman not very friendly, although they had changed the people a bit and is becoming better. Not so many ammenities as other places, but I think is a great value for the money. Look for the corner apartments, they are specially good since you get a lot of sunlight. Another important thing is that the units have windown in the bathroom, something not easy to find in other places.

Poor management and high heating bills

Several of us had an awful time dealing with the leasing agent. The building is poorly insulated, so buy a heater to supplement it. The utilities could get high simply because of the common area allocated portion.

Great value and convenient location but dealing with management can be a pain

1930 Chestnut is a great building, though dealing with management can be a hassle. On the whole, the apartments are a solid value - they've been renovated fairly recently and are often larger than apartments in a similar price range. There are a lot of graduate students in the building. Within two blocks are several convenience stores, restaurants, and popular clubsbars. Building management is very slow to respond to issues, though they do ultimately respond. Also, utility bills can be higher than expected due to an annoying common utility fee that residents are charged. There is no gym in the building, but there are several located within a few blocks of the building. The trolley is only a few blocks away and goes most places students need to go. I'd definitely recommend the building for other graduate students looking for a decent-size place, relatively new apartment amenities, and the security of a high-rise buildings, though I'd also suggest factoring in the lack of amenities and potential management issues when looking at the building.

Great Pad

I think this is overall a great building. I rarely have to wait for elevators, great location, doorman on duty, and the apartments are quite spacious and relatively affordable. I think the only downside is that there are a few quirks with the apartment such as the key fob for the entrance has not been fixed in six months and our windows are a bit hard to open but other than that things are great. It is quiet, people are friendly, and the big plus is the location. I would definitely continue living here if I was not leaving Philly.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
