Get what you pay for

The location is fantastic and the building gets the job done, but there are no amenities or frills. Nice and helpful staff in the building. The 1 bedroom/den floor plan is a great affordable option for roommates.

Worst management ever

The building is located on 20th and Chestnut, close to restaurants, 2401 and school. We had issues with fire alarms and electricity outage two years in row, which the management did not take seriously. A number of people suffered from these issues right before the exam, and we even petitioned the partial rent refund. However, the management continues to be arrogant and decided to do nothing. DO NOT LIVE HERE.

Most incompetent management ever. Be ready for fire alarms throughout the winter.

Pretty self explanatory. These guys are jokers, and the fire alarm will go off 6 times per winter. Get ready for multiple water shut downs and electricity shut down as well. The building manager is one of the least friendly, least responsive people in the Greater Northeast. Horrible, horrible management.

Quiet space but problems with heatings

Location is great, near all the major bars and main streets
. However, the management is not very responsive. Given the fact the rooms are also on the corner of a high rise they are very exposed to wind and temperature seems to drop a lot in the winter

Great staff, great location!

I highly recommend 1930 Chestnut for the following reasons:
1.) The location is perfect for a balance between Center City social life and campus.
2.) The staff is great and are very prompt to respond to your needs.

It's a great option to live quite comfortably for a reasonable price. However, the included amenities are scarce in comparison to other Center City apartment options (ie: no gym, no common space to invite friends over, etc.)

Great Location, Poor Management

I LOVE this location. It is 1.5 blocks to the trolley, which I use to get to/from school everyday. It is 1 block to each of the two Wharton bars, about 4 blocks to the river running path, 3-4 blocks from Trader Joe's, 1 block from CVS, etc. Location is perfect.

My studio unit is cute, however, I was misled by management's website which says "Every one of the 144 units have been renovated with modern conveniences that include the following" and then it lists dishwasher. Renting sight unseen, I expected a dishwasher. However, my unit does NOT have a dishwasher, so make sure to ask if your chosen unit will have one. Also be aware that different units have very different finishes in terms of flooring, cabinets, and appliances.

In the few months I've been here, we were without hot water for about 3-4 days (and without WATER for a day), without electricity for a day, and had one false fire alarm at 1am. I've heard from past residents that these are common issues here.

Most of the doormen/women are great, as is the maintenance guy.

Stay away for your own good

Last winter, no heat, no water, no remorse. I thought NYC landlords were bad, until I dealt with the leasing agent at Turchi. Do not live here unless you want to cause yourself unnecessary stress. Maintenance guy is the building's only saving grace. Otherwise I would break the lease and move out and pay whatever penalty they wanted to get them out of my life.

Convenient place

Apartment is located on the shopping street. So I can enjoy the shopping in the weekends very easily and also close to 19th Trolley station and bus stop.
Apartment itself is not so big, but interior is clean and comfortable.
Security staff and maintenance person are very friendly and kind. When I request something, they usually fix in 1 day.
Since it is located on the very busy street, I can hear someone's voice from the street sometimes.

1930 Chestnut Street

1930 Chestnut Street is in a nice location but you pay a lot for Philadelphia and there are no amenities. In addition, the management at this property is literally terrible, they are rude and unresponsive- unless they are collecting rent. The building often loses power and water. I would not suggest living in this building to anyone and I feel bad every time I see someone move in. RUN RUN RUN from this property. You can get a much better deal in Center City.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
