Poorly Managed
The Sterling would be a great place to live, if it weren't for the management. It's affordable, one block from the trolley, and the rooms are huge. But the building is managed so poorly it's unbelievable. The coordination around signing the lease, getting access to the loading doc, and our keys was unbelievably difficult when we moved in. Every maintenance request is a chore and the response times on anything remotely important is staggeringly slow. Elevators break down and are out of commission for weeks, packages aren't handled correctly, and any sort of change is a process. They're not even taking advantage of the easy ways for them to make money with higher rents and less concessions. If you really need a cheap place and want to get to campus fast, you should be excited about living here. If you care at all about the time wasted in dealing with the management office and getting things fixed on your apartment, find somewhere else to live.
Don’t like management, but the staff is good and the location is great
Jacked up the rent by 10% after 1st year to put lock on, rude mgmt staff won't negotiate anything, old building , don't give back the depositHowever, value for money, the most convenient place in center city( block away from 19th street Trolley, 7-Eleven that's in the building 24x7, restaurants in the bldg, walkable to Amtrak, suburban station). Good security guards, good for families.

Pros: - Inexpensive - Slightly removed from main path of Rittenhouse Square - Doormanrelatively safe - Close to offerings of Rittenhouse Square - Pool closed during winter (Labor Day- Memorial Day Cons: - Have had issues with vermin - Less traffic sometimes makes the area feel unsafe

Solid, well-priced building
Good value and strong amenities, just a little off the beaten path. The building in general fits the bill for what we were looking for, but the customer service and leasing component has extremely poor response times. Make sure you come in person to see the place and call rather than email the leasing office to get any kind of response. AIMCO is not a good landlord, but it's a good deal rent-wise and a solid building in terms of amenities. A bit out of the way location wise, but the 1 block walk to the trolley more than makes up for that in terms of convenience.
The Sterling has stunning amenities!
Only slightly north of the main Rittenhouse residences (eg around Walnut). Roof pool and gym that are newly renovated.
The Sterling is a great option if you don't feel the need to be right in Rittenhouse
Pros - Easy commute to school, less expensive, doorman, good apartment layouts Cons - A bit further from Rittenhouse, fire alarm goes off randomly once a month

Great building and convenient trolly access
Great location near the trolly (12 mins to school door to door). Good amenities. Great value for money - very spacious. Some minor problems with fire alarms - but I'd still live choose it despite.
