Berkshire Ninth Street reviews and highlights
- on the pricier side
- new complex with great furnishings
- nice gym and clubhouse
- convenient location close to groceries, restaurants, and coffee shops
Quiet but convenient
B9 may be a tad pricier than S9, but it is SO worth it if you want to live on Ninth Street - which about 50% of Fuqua students do. B9 has fancier amenities, a staff that actually cares about you, less cockroaches (welcome to the south), a bigger pool, and a larger dog park. I also don’t have to walk through the parking garage to get to my apartment nor do I have to wait forever on an elevator (which happens at S9). I highly recommend B9!

Great location!
I really enjoy living on 9th Street. It's a bit away from where a lot of other students live, but if you have a car, I think it's the best place to be. Right next to the grocery, a ton of restaurants and stores two minutes away, and not far from Duke. All amenities are great and management has been fantastic.

Amazing Property
You can tell the team at B9 cares not only about their residents but the property. They are constantly out on the property walking and checking to make sure everything is good to go. They can be delayed on responding, but always get you a response with 24-48 hours. They have done a lot of updates to their amenities including the fitness center. They are truly in the middle of everything and a short walk to campus. Maintenance is fantastic and super responsive. They have 2-3 events per month where you can meet your neighbors and socialize as well!

B9 Studio
Amazing layout, great maintenance, got a month off on signing a year’s lease. Apartment is fancy (layout, Nest etc.) but old flooring, limited storage, minimal sunlight and dim lighting.

Love B9!
Love how quiet yet well connected B9 is. The units are well designed and have great utilities.

Good overall, a few issues with safety
A few problems related to security. Garage gates and pedestrian gates are often broken and we had a few cases of people breaking in and stealing bicycles from balconies.
The studios are too dark since they have only one light entry (window+door) and you have to constantly leave lights on, increasing energy bill. Also, it’s a bit depressing during winter. One last problem with studios are how thin the walls are. If you have problem with noise I would recommend living in the 4th floor to avoid an upstairs neighbor.

High price for higher end apartment
Pro: apartments are clean and new. Appliances are included and fell of good quality. I signed a two-year contract and got a discount over the summer.
Con: there is an issue with trash pickup, the garbage room is always full. The lighting is bad, I had to buy lots of lamps to get good lighting in the apartment. Also, the management office is always empty. It takes forever to get administrative issues resolved. Finally, price is high, but apartment is on the nicer end.

Overall very good, room for improvement
The overall complex is great with many good amenities. The management team is very responsive, though deals with high turnover and therefore inconsistent communications. We love our apartment, its location, and the quality of life that we have here. My partner and I enjoy our stay here, but there is certainly opportunity for growth.
Room for improvement: Better package delivery system, Ensure better security for gates (there have been some thefts lately), Install functional cameras for internal community, Install cameras for parking garage, AWFUL Central Office staff.
Overall, is it worth the cost? Not really. They have enough demand from graduate students that the company inflates prices, but does not keep up with amenities and staff are overworked.

Not too bad - but pricy & spotty management
Overall - decent facilities and design. Convenient location. No glaring issues. However, the cost is pretty steep for what you get. And pet fees are high. The office and management are frequently unavailable or unable to resolve critical community issues, such as trash overflow and package deliveries. But we renewed our lease without hesitation.
