Beautiful building/apartment! Great management. Mix of hospital staff and Wharton business school students mostly. Safe, quiet. Pricey in terms of rent but worth it for location and quality

2116 - Great choice

2116 is a great choice for any MBA student - whether single and looking for a studio or family with kids and dogs looking for one of their swanky two bedrooms. The building is well located (for both school and social activities), clean and nice, and full of Wharton students.

The only downside is that it is a tall elevator building which can get annoying at times when running in and out (or running late). It also obviously lacks the cuteness factor of other Rittenhouse options.

Poor Decision

The management team is incompetent, the utilities are outrageous (even including electiricty for "common space" that we can't use because it has all been shut down.)

They said you have a doorman, but they do not accept packages, open the door, etc. It is unclear what their role even is.

The package room is a complete disaster, and it often takes 30+ minutes to find your package. This is also a Covid concern because it is a small, poorly ventilated room with many people in it searching through a sea of misplaced packages.

The apartments themselves are cheaply outfitted. Thin doors break, the drywall is thin, etc.

I would not make the decision to live here again.

Great apartment lots of light but overpriced

2116 doesn’t allow 2 year/22mo leases, and then they raise the rent on you when you have to renew (they raised my rent during covid). In general, they seem to find every last chance to charge extra fees - like they added a monthly trash fee, and they added a common area fee...while my rent is already higher than it was for my West Village NYC apartment which feels absurd since this is Philly.

That being said, aside from the price gouging, I have liked living in the building.

If I were starting Wharton now and expecting to work remotely/spend more time in my apt due to covid, I would probably have chosen a 1br somewhere else instead of a studio in 2116.

Bougie Nice

The apartment is great - modern look, modern feel, pretty apartments and a decent amount of amenities. I loved my place and where I stayed. That said, you live here if you want to be a bit bougie or with other Wharton people. I think 2040 market is better value for your dollar, but less nice.

Expensive

While the building is undoubtedly popular, the value for money is lacking. The location is great and the views from the floor to ceiling windows are are beautiful, but beyond this you do not get too much for your high rent. There is no pool, the gym is just okay, and following COVID, the amenity spaces have been restricted in ways that other complexes have not done.

It's ok

Chose 2116 to be in a building with other Wharton students. I enjoy the community and ease of socializing, but the building itself and it's management is pretty terrible. Not at all up to par for a "luxury" building for the price and the living/bedroom areas don't even have overhead lighting. The management is absolutely useless and there are hidden fees everywhere

Convenient and hub for Wharton

The location is very convenient (about 20 min walk to campus and within 10 mins to anywhere in rittenhouse). There are tons of Wharton students in the building, so it’s been a fun and easy way to meet people.

Great community, awful management

This is where most of the class lives so if you are the type to get FOMO definitely live here. That said it is a bit pricey (but you can mitigate this if you sign a lease a bit early- eg look in March and pay for June/July). The management is also awful and will constantly find ways to screw you... but it’s worth being near your classmates.

Fitler Square is really cute and homey. It's around a lot of other medical students, so it's a good social area and has an easy commute to school. It's also great if you like running because it's right off the trail on the river. Food is good but a bit homogenous (compared to West Philly especially.
Locust and spruce feel a lot safer than market or chestnut at night. Very residential streets with beautiful brownstones. Also close to dog park and the river walkway. About 10min walk from the popular buildings and 25min walk to huntsman
good place for people new to the city! close to both Penn and a lot of stuff downtown. I never lived in Philly beforehand, and definitely recommend this location
Love the neighborhood! If you're interested in being close to the center of the city and being able to actively explore Philly (for a not extreme price) it was great! Also was easy to get to my school - University of Pennsylvania. 15-20 mins to get to school by transit; 30 mins walking.

That being said I did notice that most students lived on the side of the school!
The beautiful tree-filled neighborhood is full of families, dogs, and students - it is safe, full of great restaurants, and boasts an equally quick walk to both University City and downtown attractions. The immediate access to the Schuylkill River Trail also can't be beat. While we lack apartment amenities, we love living in a historical brownstone that has charm and character. This is an area where you can live as a student and stay for another 20 years after that.
Great neighborhood, though expensive for Philly. If you're a Penn grad student who wants to be near campus but not on campus, it's ideal for distance from school and the Rittenhouse area. Lots of parks and residents are friendly.
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
The neighborhood is very residential. Not a ton of bars/restaurants which can be annoying if you just want to pick up food after a busy day, but it's right near the park and Skukyhill river trail which is great for exercising and getting outdoors. Close to Trader Joe's and South Street market which is convenient
Center City is a fantastic area. I live on the northern side of it, which is the more financial/industrial/apartment building side. I live 2 blocks from a busy Trader Joe's and inches away from tons of great restaurants, corner stores, and shops. It's close to Rittenhouse Square, a swanky square block with a tiny park in the middle, as well as the Schuylkill River trail (great for running and biking) and the Art Museum area. Multiple major bus lines slice through this neighborhood, making it quite easy to get anywhere when you don't want to walk or bike.
