2116 Chestnut
I moved into 2116 Chestnut in August of 2020 and have really enjoyed my apartment and the building. It is very bright and spacious. I have had two minor maintenance issues and both were resolved within 24 hours of my requests. The amenities are excellent - rooftop with grills, gym, hot tub, Sweetgreen outpost. It is the perfect location for Penn students - close enough to Penn that the walk is quick, but right near Rittenhouse square. It's worth the extra price tag.

Apartments rent quickly and the management team is not great, but the building is a great location, it's very social, apartments get great light, and the studio floor plans are larger than most other doorman buildings in the area.

I feel like we are overpaying compared to our peers but I am extremely happy with our living decision as we have met so many amazing students who also live in the building. I also appreciate the facilities that the building offers. The front desk is not very particular with who they let upstairs (they do not check that people have keys). If you want space, this is not the place to live as you do not get a lot of bang for your buck in terms of square footage.

Best apartments, but not very good management
2116 has by far the best apartments in Center City. After seeing friend's apartments in other buildings in the area, I can say that 2116 has by far the best apartments: big, great natural light, great staff (security, cleaning, and maintenance), and modern. However, management is not very good. There's always issues that come up and some (1 or 2, definitely not everyone) people in the office are not very nice. You might have an unpleasant surprise when it's time to move out or to renew your lease.

Nice amenities, good maintenance, very new.
Good location.
Convenient because lots of Wharton students live here.
Outdoor patio with grills is awesome when the weather is nice.
The floor to ceiling windows offer nice views but it gets VERY bright in the morning.
Studio is fine for a couple but the closet space is definitely a bit tight.

Nice building, terrible management
Once major benefit is that it is a popular building among Wharton students. A lot of people are in the building which is convenient. The units themselves are very nice and the location is great, but the management office is not great. Elevators break often and take forever to fix, there are always odd issues such as power shutdowns for an entire day and the people in the leasing office never have good responses. The maintenance team is great however.

That being said I did notice that most students lived on the side of the school!
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
