High crime and far from school
I think the facilities are OK. However, there have been at least three instances of shooting (I've only lived there for three months), and it is far from the law school (30-minute walk or 15-20 minute bus ride, several stops, and traffic impact ETAs)

Good, but could be better

Overpriced but convenient
Lots of students live here - management and neighbors are nice. Laundry, utilities, parking, location all super convenient. You can definitely find cheaper and better quality housing in Hyde Park, but for busy grad students the convenience is worth it for us.

Okay for a short term
I decided to live in this apartment because many classmates from my program traditionally live here. Because many people live in this apartment, the elevators are slow and packages get lost sometimes. I see some criminal reports inside and outside of this building. The location is very convenient for grocery shopping and transportation to school and downtown, but I will not choose here if you will be here for a long term.

Convenient and extraordinarily beautiful view
I really like my apartment in general. My favorite part is the view. I took a corner apartment at the South Tower and wake up everyday to see the sunrise in Lake Michigan from huge windows at my room and the living room. I am not sure I will ever live in a place with such an amazing view.
The building has everything you need; gym, market, package room, concierge. In winter, when it is freezing outside, this is very convenient. Also, most of our class lives here, so we go to dinners, parties and reunions without going out of the building.
Another very convenient part of regents is transportation. In the spring quarter we had an LLM class at 8:15 am and we all met in the bus stop and went in the 172 to class together. It was kind of a high school bus experience. :-D. The 6, which goes to downtown, is also available in that stop.

Great view
Apartments at Regents have the best view of the neighborhood. Besides, they are located just besides the bus stop for the University. The amenities are amazing and definitely save a lot of time and money, especially in the winter, when you won't want to go looking for gyms outside. Everything is sorted out for you: internet, cable, etc. and you're apartment is fully equipped with all of what you need (dishwashers, stove, microwave, oven, fridge).

Property is fine, but I don't like the staff
The staff are not responsive at all. They always send wrong invoices for rent every month. Also they do not respond to calls or do their jobs in relation to billings.

Passable
The space is good, the amenities in the apartment are nice, and rent is about as low as you can get in Hyde Park for a high-rise building. However, management is not willing to resolve issues and the location is just fine.

Regents is okay
Overall, a good apartment. A bit noisy and old, but management is usually responsive and helpful.

Does the job
The apartment complex if fine for all the basics of apartment living. The apartment is big with good kitchen appliances. No laundry facilities in the apartment itself, so washing must be done in the laundry room. The higher level apartments have excellent views, particularly north-facing apartments in the North tower.
Management team are responsive and will address your queries. Maintenance team is particularly good.
The building is located right next to trains and express buses to downtown, which is a big plus. It is right next to parks and the lake which is great, particularly in summer.
Packages are delivered to the mailroom, which has problems with service - packages are often delayed or even lost. This can be stressful particularly when moving in.
The building is not particularly secure - there isn't much stopping someone off the street from reaching your apartment door.
There are better apartment complexes out there, so only choose Regents based on price.
