Great Building, Management, and Location

I've really enjoyed living here. The location is excellent, the gym and work spaces are all you could ask for, and the apartments are very nice! The only downside is noise levels. It sometimes seems as though you are on the street with the level of traffic noises in my apartment, and I am on upper floor. With that being said, a noise machine has done wonders, and if you can live with a little bit extra noise, I highly recommend.

Newly renovated apartments at a reasonable price

I have lived in the Avenir since started residency, and have been very satisfied with my choice. It is relatively recently renovated and overall very nice, clean, and quiet (I can't hear my neighbors at all). It is a little pricey but compared to other similar quality buildings I think it is actually on the lower end. I have had very, very few maintenance issues (maybe two) and they were both minor and responded to quickly by management. In-unit laundry. The top floor of the building has a nice gym, community room, and work rooms. There is no parking available. My only negatives about the building are that there is no outdoor areas at all, and the street/sidewalk in front of the building are quite busy due to the construction going on across the street. Fortunately it is located close to City Hall / Dilworth Park so there is outdoor space nearby.

Central location

The building is well-maintained, clean and secure overall, and my apartment is spacious. The street noise in combination with the construction noise across the street have made it difficult to sleep at times. The apartment is a fifteen-minute bike ride to HUP and a ten-minute subway ride to PPMC, so the central location is extremely convenient. There's a door person who accepts packages and lets in guests, a bike room in the basement, a gym on the top floor and a party room available to rent. I feel like I'm getting a good value, and I'm happy with my experience over the past three years.

Avenir

Avenir is great. I had mediocre experiences my first couple of years with housing, but I am very happy in this complex I have lived in since August 2018. Management is great, there are new appliances, and it's located in a very central location. It is a 30 minute walk to school, but I enjoy the exercise, and the metro station is only a block away if the weather is inclement. The apartments are small and a bit pricy, but it is safe, there is 24 hour security, a sprinkler system, and if you watch the prices, you are generally able to apply to rent a space at a comparable price. The flats are also great because, though they are small, they have a ton of built in storage, so no need to invest in many furnishings. Also the building is very quiet. The people who live here are mostly young professionals, so if you prefer to study away from campus, there is no problem doing so here.

Noisy

Very busy area - all the noise from 15th and chestnut comes right into the apartment because the walls are paper thin (I was also on the 5th floor). The area can get shady at night. There are frequent power outages. Also, for Wharton students, the location is quite far from where most students live and is not within walking distance of Huntsman Hall.

Great Commute

This is an excellent commute to the law school if you want to live in Center City. My building is about a block from the 15th Street Market Frankfort Line stop at City Hall, and it runs right to 34th and Market. I usually leave my apartment at 8:30am and am at school no later than 8:45am with plenty of time to print things and get organized before 9am class.
Note, friends who live in Uni City may be less willing to travel over to Center City, but there is way more to do in the Center City area, so introduce people to the MFL and that will help the social aspect.

The leasing office was a little disorganized, but the unit is beautiful and I've had no issues with electric, water, heat/AC or anything. There is a nice gym and some silent study spaces in the penthouse if you don't want to study in your apartment. No noise from neighbors, and there are definitely some Wharton folks in the building. Building is wired for Comcast and Verizon Fios.
There is some construction across the street and we're on the corner of 15th and Chestnut, so there can be some noise, even a few floors up. It's not the end of the world to me because I am a heavy sleeper and cityscape sounds don't bug me in general. But, nonetheless, make sure you pay attention to the noise level when you visit to see if you are ok with it. Leasing was very upfront and honest about noise and construction, too, so ask questions.
If you have an apartment on the Chestnut St side (south facing) there is a bunch of sunlight! All around a good place to be. Close to Rittenhouse, a quick walk to the Sansom St bars and the cool 13th St neighborhood. I'll likely stay all 3 years of law school.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
