Dangerous and uncommunicative liars

Heavy cabinet fell off the wall in the middle of the night. Would have given a concussion (best case scenario) to anyone who was using the bathroom at the time, or could potentially have killed a person, and certainly would have killed one of my cats had they been there. maintenance acted like this was no big deal because it "never happened before" and said the cabinets were very secure. Also, on move-out, they racked up a list of damages and then refused to share that information with me in accordance with state law. I also emailed multiple times asking how to pay my outstanding utility bill after moving out. They never answered me and instead sent me to collections (rather than just telling me how to pay) after I sent a certified letter requesting that they return my wrongfully withheld security deposit (which they had still never sent me the itemized damages or a receipt, in accordance with state law). They also gaslit me multiple times by saying that they had said things on the phone and said that we had had multiple conversations that we never had. As I am a student, I do not have the time to invest in small claims court or else I would be suing them. They disregarded my safety, refused to comply with state law, and sent me to collections as a retaliatory measure for expressing my legal rights even though I had asked in good faith how to pay multiple times. I have also heard from current residents that they are letting locks on lobby doors go unrepaired for months on end, meaning that anyone can access the building without a key or fob, and that packages are being stolen constantly.

Good place to live

Close to campus good amenities. Only annoying thing is management turn around on fixes. In terms of buzzing people upstairs the buzzer hasn’t worked for the first couple of months we have been here.

Sabina is very safe

I really love it here! It is quiet and most importantly it is safe! I live alone with no roommates and have never felt scared.

Sabina is good for it's value

This was definitely a good place to move in to during the pandemic. They are very good about social distancing and making sure the facilities are disinfected (to my understanding). A lot of other law students live here and it is very accessible to the law school. It is not as nice as its neighboring property, Marq. However, I can't imagine justifying paying the higher rent, as they're very very similar complexes.

Great place to live

I love everything about Sabina! It can be noisy because of the highway, but that is to be expected in this area

Nice enough, but it has all the problems apartments of its type have. Most of the finishings are pretty low-end. There is quite a bit of crime in the garage, especially the visitor's area. Management is good overall. No bugs or other pests.

Also, there are at least 25 law students living here at any given time

Very nice accommodations, do-nothing management, hate the fob security system

The apartments are reasonable with nice kitchen updates. Some of the floorplans are very spacious and things are fairly quiet when it matters. Many of the apartments have dogs so the area around the building is frequently filled with dog walkers. Dog-friendly people. If you choose to live there, I highly recommend an inward/courtyard facing apartment.

About Hancock

North of the University of Texas and close to downtown is surprisingly quaint and quiet Hancock, a neighborhood highly desired by professionals, families, university students and faculty. Getting around Hancock

Hancock Reviews

Great neighborhood. Lived here for a major portion of my grad school. Close to HEB/gym/takeouts/bus stops/coffee shops/ greenery.
It's a pretty nice walkable area. The roads are busy and the interstate is loud. There are also a decent number of homeless people and bikes get stolen frequently. That said, it's nice to have the golf course nearby as well as cafes, grocery stores and convenience stores.
The people that live in the neighborhood are fine. Generally keep to themselves. It is near a bus stop and hospital so there are often homeless people walking around, but they seldom attempt to interact. I have had several packages go missing.
The neighborhood is close to the law school, but avoids most of the undergraduate crowds. Sometimes it can get a little loud at night, but it’s overall a pretty quiet neighborhood.
The Hancock neighborhood is very nice with very nice people. So many law students live in Uptown and Sabina, it's nice to have a close group of people from the school.
Right now there are lots of construction workers on one side of the apartment complex otherwise it is pretty empty. Just people walking dogs or running.
The neighborhood is mostly residential with a handful of small shops and restaurants - the biggest value add is its proximity to campus.
Neighborhood is mostly fine, although in the past couple months there have been a few homeless individuals obviously on drugs outside the complex (one in our recycling dumpster, a couple wandering around our parking lot, which is supposed to be kept closed -- due to a change in the property management company recently, a gate issue is taking longer than normal to fix). Other than that, the neighborhood seems pretty safe. I feel safe walking around the area in the evening, walking to the grocery store at night, etc. The only other issue I've had with walking in the area is with people walking their badly-behaved pit bull dogs that like to snap at passersby, but I think that's probably a problem everywhere in the South. Lighting on the streets could be better. The neighborhood appears to be comprised mostly of university students and some young professionals, so I wouldn't say it's family-friendly.
