Almost Unbeatable Price-Value
Maplewood is what I call a price-value deal. It is very comfortable, everything feels almost new, it's furnished, maintenance team has been great (only had a couple of things that needed work, nothing major), the community center is great. I'd only wish we could enter the community center (coffee machine and gym) before or after office hours. 100% perfect choice if you plan to have a car.

Good price for internationals
It is by far one of the best options for international students since the house comes with furniture. Also, it is a nice place to live but a little far away from the Commons (20 min walk). My one criticism is that the building was not well-built so you can hear when the neighbors from the floor above are walking.

Experience
I live in a 4x4 stand-alone townhouse. The overall property is well maintained as so is the external area. When I moved in, the house was extremely dirty and unclean and that threw me off initially. However over time I have come to realise it’s a great living option especially compared to CTT. We also never have noise complaints because it’s a town house which is a huge advantage. The community Center is great too and you get great free Starbucks coffee and hot chocolate.

Solid off-campus option
Great apartments with modern finishes, own bathrooms, washer/dryer, all the things you need. Management is tough to work with if you have issues, but is improving. Amenities are good, especially the community center with free coffee and fitness center. About a 20-min walk to campus - a car is very helpful. Very pet-friendly neighborhood.

Good experience - only con is location to social activities
Their maintenance team has improved since I moved in about 1.5 years ago. Overall, the complex is new but definitely cheaply made. The price is good though compared to other places grad students live (CTT, City Centre). Great location for Sage access, but the biggest downside is that it can be annoying to travel to social scene in the commons especially in the winter.

A lot of money for something cheap
Apartments are cramped and cheaply built. They were built to look nice, not for functionality. For example, the kitchen counter has no overhang so you can't actually sit at it, even though there are chairs there. Another example is the light fixtures, which get slammed by the cabinets when you try to open them. It's fine if you can't visit beforehand and want to know that what you're getting is ok. But if you have the ability to visit Ithaca before starting school, you will get a much better property for a much lower price if you look at various houses available for rent.
