Incompetent management staff
The location is good. But for the price, there are better options.

Aertson Midtown
The apartment is very convenient for walking to and from Owen and is very nice. However, Buckingham does not do a great job of managing the property. There have been frequent issues with car break-ins in the parking lot, broken access doors, and non-functioning elevators. I wouldn't not recommend it outside of the convenience.

Nice location
The Aertson is very close to the Owen building and just a few steps away from the midtown bars (which are both, mellow and crazy). Currently with many constructions ongoing, it's a bit noisy here days and sometimes even nights and weekends. Depending on your location from the room you may also hear the Bars Friday-Saturday nights until 2 am blasting the music. The gym is nice and not too crowded at all. The pool is nice, although there is barely a bartender and you share the pool with hotel guests.
Cons (for this price): The elevators sometimes take forever (when someone reserves one), packages get regularly lost, and too many car break-ins (they do not seem to care).
Overall nice building that is not a party apartment (good!!).

Fantastic location/amenities, but be aware of some issues
Overall, my experience has been really great at the Aertson Midtown. It's in a fantastic location and so convenient to Vandy campus, bars, and restaurants. The amenities (2 gyms, pool, and rooftop) are awesome. My unit in the North tower faces Vandy's campus, so the view is beautiful. Also, when you face this direction (south), you get full sunlight and it is very quiet. I have friends who live on my same floor and face midtown (north), and they don't get any sunlight and it is very loud, so that is something to be aware of when picking your unit.
However, I do have some issues with the building, especially when we are paying a much higher premium for rent. I wish I would have known the below prior to moving in:
1. If you live in the North tower, there are only 2 elevators. It can be an absolute mess when 1 is out of service for someone moving in or the hotel using it for an event. There's been times I have had to wait 10+ minutes for the elevator. I have friends who live in the South tower, and they do have 3 elevators and don't share with the hotel, hence they rarely have elevator issues.
2. Security issues in the garage: Anyone can enter since it's open to the public, and there have been countless break-ins (literally windows being shattered). Residents should have have a secondary private gate on the top floors like other residential buildings in Nashville. I truly don't feel safe in the garage at night which is very concerning for a single woman.
3. I was informed that Vandy undergrads are NOT able to live in the building. However, many undergrads do live in the building under their parents name. I am not sure if there is anything the building can do, but this was frustrating since I asked the sales team this specific question when I moved in.
4. Be aware about the pricing/layout when looking in this building. I am a studio apartment, yet one of my friends lives in a 1 bedroom apartment that's nearly double the size and is paying roughly the same price for rent. Our leases started the same week in July, so I just find this very frustrating.
5. Safety was a huge factor for me when searching for a building. The sales team told me that on Friday and Saturday evenings, there is overnight security. However, I have never once seen a security guard and I've lived in the building since July 2021.

If you can find roommates, its a great deal
A little pricey for a 1 bed, but if you can find roommates, its a great deal for the location and amenities. 1 parking spot free per apartment but they're willing to bargain on this if you want more. Also 5% off rent each month if you have a relative cosign who works at Vandy.

Beautiful apt., terrible management
My apartment is absolutely wonderful - great view of downtown, lots of natural light, and amazing closet space. However, the management is absolutely terrible. When I was first trying to pick on an apartment building during the pandemic, I wasn't able to view the building before signing a lease. The management office showed me the floor plan, told me that I would have a downtown view, as well as a balcony. When I came to Nashville to move in, I had none of the above and instead my view was obstructed by wood paneling that was hiding the cooling units on the roof outside of my windows. It took two months for management to agree that they had misled me and I was able to move into another unit.
There have been several other instances where management is unresponsive. Half of the time, they don't respond to emails, and if they do, it's often several days later. Their system for organizing packages is an absolute headache, so be prepared to hunt for your deliveries. The "concierge" is supposed to be there to assist you in such instances, but often times, they aren't at their desk and they don't pick up their phone.
There also isn't a front desk person, so anyone can walk into the building if they just wait for a resident to enter the building first.
Again, the unit that I currently live in is wonderful, but if I could redo this process, I would definitely live at the Morris.

Fun to network with others, close to campus, always someone drinking or doing something. Pool in warmer months have potential to be LIT.
Downside is you pay more for convenience of proximity to Owen and Kung Flu

Aertson
Very convenient to campus, and also near a lot of bars and restaurants. The apartments are nice, and there are a lot of amenities as well. Great rooftop space and pool areas as well. Overall Aertson is a solid option to be near school and in a convenient location within midtown.
