Very Good
Overall, I like the apartment and building. The proximity cannot be beat, and the amenities are great. The resident staff, however, is not super helpful and does not answer questions well. My apartment is small, but it is just fine for one person. I feel very safe in the area.

It may be tempting, but don't rent here.
Unless you have spoken to residents, you'd think this was the perfect apartment complex for Vanderbilt students, especially Owen students. Sure it's expensive, but the location is great. It's not worth the close proximity due a number of factors but none so much as management. Management personnel are not only slow to respond, but they nearly always respond with empty promises, especially regarding safety concerns.
There are a number of my Owen classmates also living here who have had their cars broken into over the course of the past two years. Despite repeated pleas to management to increase the level of security in the parking garage, nothing has changed. We have been told for over a year that management would install gates leading to the resident section, but no gates have ever been installed. We have been told for over a year that security patrols would be more frequent, but none of us have ever seen a security guard anywhere on the apartment premises.
The package situation is also frequently a disaster. The Aertson uses a locker system called Parcel Pending, and it also has a package room for larger items. There are separate facilities for the north and south towers. The lockers are frequently full, so the excess packages are either strewn about the package room, or they are simply dumped to the side to the lockers for anyone to rummage through. This obviously leads to packages being stolen. To save time, package deliverers will sometimes not bother logging every item into the system, so you will need to search through the package room for an item that may or may not be there. Additionally, the north package room door is frequently broken, leaving the package room accessible to anyone.

Perfect Location
I know some people complain about this building, but I think people have unrealistic expectations for an apartment. You truly can’t beat the convenience of the location and being able to come home in between classes or to change before an interview or closing bell. I’ve lived in several apartments throughout the years and this is the nicest one by far. I’ve never had a problem with staff and maintenance has been great too. There have been some break ins in the parking lot, but that can happen anywhere.

Good location - that's where it stops
Unresponsive management. They also accused me of hitting one of the apartment staffer's cars and asked for payment when I had documented proof that I was about 1000 miles away for a conference. Location is good for Vanderbilt MBA, but that's where it stops. Look elsewhere.

Great Location
Aertson Midtown is a great location and very convenient. The biggest perk is only having to walk 3 minutes to class. The building has decent amenities if you can stomach the price. Apply for a room early because they will fill up fast.

Solid apartment, very pricey
The apartments are very modern and there are good amenities but a lot of extra charges like parking, all utilities, trash pick up etc. making it a very pricey building. In the parking lot - multiple instances of people's cars getting broken into and things taken.

More Cons than Pros
Pro's:
1) The building location is directly across the street from the Vanderbilt business school which is perfect for short breaks in the day
2) The building maintenance team often repairs items the same day you put in a request
3) The gym is well equipped with strength and cardio equipment although I would prefer a free rack compared to the smith machine
4) 5x8 and 10x15 storage units located in the building at competitive rates compared to the area
Cons:
1) More expensive compared to similar building in the area
2) SECURITY. The building has had numerous cars broken into in the parking garage. This has been an issue for years and no solution has been implemented. Additionally, there are no cameras in the garage except for the entrance points. The garage is shared between Aerston residents, Kimpton hotel guest, and pay for park users.
3) The resort style pool bar prices are outrageous and you are not allowed to bring coolers or noticeable alcohol containers to the pool. The towel service has the towel hidden or behind hotel doors that residents are unable to access
4) The north tower only has two elevators and shares them with the hotel. The hotel will often reserve them for extended periods or a whole week (American Idol Audition Week) resulting in wait times for up to 10 minutes.
5) The rooftop is also shared by the hotel and you will often find "reserved for private event" signs at the entrance.
6) Unlike almost every other residential apartment building in the area, the Aerston does not have a large game room or free coffee/tea for its residents.
7) The "dog park" is a 10x20 ft turf area on the seventh floor of that parking garage.

Great Location, Bad Management
You can't beat the location when it comes to Owen, being right across the street. The property has the potential of being an amazing building, but the management is super poor. The building is constantly dirty, everything is broken, management is focused on the wrong issues and makes poor decisions on every turn. They made parking and the garage into a nightmare, and break-ins to vehicles are constant. The management team has failed to add security measures in the building for many years, kicking the can down the road.
