I really like where I live and how close it is to work however the building did experience a rat problem this summer.

Overpriced and elevator hassle
I love living alone, and my studio is well-laid out, sunfilled and really well located for commuting to school. However, the management is unhelpful, unfriendly, and exceedingly uncommunicative. The elevators have been in some variation of "not working" for about a year at this point, and there is no indication of when that will stop. I am paying far, far too much for what I am receiving, since there is no laundry in unit and the fixtures and general apartment needs a refresh-- this is far from a luxury apartment, though I'm paying well above market rate.

Great apartment for students looking to have roommates.
My roommate and I have a had a great experience so far in our apartment. We have only encountered a few maintenance issues, but the building repair team fixes problems almost immediately. It is not far from the GW campus (15 minute walk to the medical school in my experience, and completely "doable"). The amenities are very nice, pool during the summer months, community gym, lounges, guest parking services at $25/day, and a concierge service desk that is always more than hospitable. One potential downside might be the paid washing/drying units that are communal and located in the basement. The price seems to change sometimes on the machines, but usually it is about 5 dollars to wash and dry a load of laundry. This has not been a major problem for me, but it's something to consider (and remember that the utilities are included otherwise for the apartment). On the topic of price though, my roommate and I both spend $1991 a month each for rent (plus any additional costs for permanent parking or guest parking - permanent parking is $245/month extra). In all I have loved the experience so far, and if you are good at budgeting your costs, you should be fine living here with the added senses of security and community that come with the building's features. (PS - its about 5 minutes from the Dupont Circle redline metro.)

Great location and friendly staff, but multiple issues
The Flats is a great location and is less pricier than nearby options. The staff is also very friendly (and front desk team is great!). But we left after our first lease term (after a brief extension to match up dates with our new lease somewhere else) after experiencing a number of issues:
- The elevators are terrible, residents often wait a significant time to get out of the building. Many days, only one elevator (out of 4 in the building) is working. On multiple occasions, we had no working elevators for multiple hours. They continually promised progress, only to delay the timeline by months. The project to fix it is expected to go well into 2024.
- Despite delaying the elevator project, the Flats prioritized installing a smart-lock system that we and other residents found unuseful. Despite the benefit of no longer needing a physical key, you still need to carry around a physical fob to get in the building. Waste of money that could've gone to the elevators.
- Upon move-out, we were nickled-and-dimed for what they called a "full clean." To date, this is the only apartment we have ever been charged for cleaning upon move-out, as we always are very particular about cleaning. Expect a $100+ charge upon leaving even if you leave the apartment in perfectly acceptable condition.

Perfect. Checks all the boxes, great for students
The apartment checks all the boxes. There are a few frustrations but truly nothing major. I really feel like I lucked out with this space! The building is clean, my apartment is nice, the appliances are great, the shared gym is beautiful. Frustrations are lack of personal laundry, and sometimes not all of the elevators run. The area is awesome, so close to downtown and food and bars but also next to the West End which is quieter and great for running.

Love the Flats.
I've lived at the Flats for 2 years and I'm loving it. Concierge and management are friendly, maintenance is timely, neighbors are friendly. I use the gym frequently and it is spacious. Love the pool over the summer, and I appreciate the fenced in courtyard for a safer feeling. It's also proximate to Dupont Circle Metro and in one of the most walkable/best parts of the city, especially for myself as a student.

Worth the price
Close to campus, close to social life--all around the best location! I think I get the best value out of my peers that are in the law school.

Checks all the boxes, including lots of natural light and close to everything
great location, wonderful staff, very nice gym, pool! the apartments all have tremendous amounts of natural light, which is a huge plus. also it’s close to everything!
my only complaint would be that the elevators sometimes take a while and the apartment amenities aren’t super new, but I think this is still a great deal for what I pay!

I love the Flats
The Flats is an amazing apartment for me as a law student.
Location: it is located perfectly near bars, restaurants, Dupont Circle farmer's market, coffee shops, Georgetown, and the Metro. Less than 10 minutes gets me basically anywhere I need to be. It's definitely a city, so caution always, but I feel safe at our location.
Utilities: included in rent (besides wifi) which is great.
Safety: 99% of the time concierge is at the front desk. You need a key fob to get in the building > onto a floor from the elevator. Packages are delivered to the front and checked in by concierge. You have to ask them for your package - so mail isn't just dumped in a room.
Gym/study lounges/courtyard: gym is great, study lounges are really great as a student with friends in the building - we can study together / many use them as WFH locations. Courtyard is really awesome, especially in the summer when the pool is open. I appreciate how the gate is fob-locked.
Issues: hardly any issues, but it's dog friendly and some of my neighbors have dogs that bark at inconvenient times. It's a bit expensive, especially considering it is comparable to the "new build, luxury" apartments popping up everywhere. But the location cannot be beat
