Perfect except for price
I love living here. The apartments are nice and recently renovated; no problems with utilities. The common areas are really clean and I haven't had or heard of any pest problems. They provide AC when it's hot and heat when it's cold, and you can adjust the temperature. Every apt has an in-unit washer and dryer, but there's a laundry room in the basement with bigger machines. My bedroom has a good-sized walk-in closet, and I have a roomy coat closet near the front door. The rack and shelf heights are adjustable and it's super convenient. I'm pretty sure all the apartments have balconies. Mine looks out onto New Hampshire Ave and I love it. They have 1 and 2 bedrooms but not studios. I live in a 1 bedroom.
Amenities:
They have a gym with a cable weight machine and cardio machines (treadmill, elliptical, bike, rowing). They have a pool that looks nice but I've never personally used it. The roof has patio furniture and is a nice place to hang out. Everything is included except for WiFi and furniture.
Management
Maintenance responds promptly and the manager is great. The front desk is 24 hrs and keeps all packages until you pick them up, so you don't have to worry about stolen packages.
Rules, noise:
They don't allow pets. They don't seem to enforce their no-smoking rule for...substances other than cigs, if that matters to you. It's a pretty quiet building due to families and elderly people living there. I wouldn't feel comfortable hosting a party there, but it's really nice if you like to study at home. The walls could definitely be more soundproof. If my next-door neighbor is talking a little louder than normal, I can hear her voice but the walls aren't so thin that I can understand what she's saying. If you blast music your neighbors will definitely hear it. The front doors are not soundproof at all. I have a corner apartment so fortunately I only have to deal with one shared wall with my neighbor.
Expensive rent:
My only complaint is that the rent is pretty expensive. I pay $3000/month for about 900 sq ft (1 bed, 1 bath). I think it's because Hamilton House is a "luxury" apt building. Fortunately my parents have the financial means to let me stay there (I've lived here since 1L and I'm a 2L now). Everything else is perfect though, so the price would be the only reason I would leave. The prices next door at The Flats (2000 N. St.) are much more reasonable, and unlike Hamilton, they allow pets. Hamilton and The Flats are in a great area: a block from Dupont Circle but only a few blocks away from Connecticut Ave where a lot of bars and restaurants are. 10 minute walk from GW. 3-5 min from the Dupont metro stop on the red line.

Perfect Place to Live!
I absolutely love living at Hamilton House. It's definitely on the pricier side of housing options, but I think the quality is definitely worth the cost. The walls are incredibly thick, which is great for a law student who needs to be studying all the time. The management is incredibly responsive and has helped with so many requests – they even put all my boxes in my apartment when I had them delivered before moving in. Everyone is super friendly and approachable. Whenever I've had to make a maintenance request (which has only been to change lightbulbs), they literally come within the hour. And perhaps most importantly, I feel super safe at Hamilton House, which is honestly not super common being a young woman living alone. Maybe the amenities (gym and pool) aren't quite as luxurious as other apartment buildings, but I think all the other benefits far outweigh this. The gym and pool are basic, but they certainly get the job done! Overall, I LOVE it here and am very happy with my choice.

Amazing management and renovated apartments.
The management here is so accommodating - especially during move in and is willing to help with large packages as well. The apartments have in unit washer dryers and are all in good shape. The location is also amazing.

Great apartment and location for someone looking for a quiet living space
I love my apartment and the amount of storage in this studio apartment! I tend to hoard so having a large closet for clothing and shoes, plus an entryway closet that I've repurposed to be half pantry/household items and half winter coats is amazing. It's the perfect amount of space for a solo gal and allows me enough room for a 10ft sectional that I use to take a nap or have a couple of friends in my quarantine pod over. The building itself is fairly quiet and most residents keep to themselves. This may be different in non-COVID times but otherwise a great spot for a student to focus and not be distracted. Whether the thermostat is set to AC or heat is controlled by the building but you can control the individual temperature in your own apartment. This really only presents a problem during the transition from fall to winter and winter to spring.
