Forest Plaza

Very large, some apartments have carpet but mine does not. Quiet, no dishwasher, laundry in the basement. Amazing location to get to Ross. No amenities but convenience to school is amazing.

Good value but old building

Pros: Very close to Ross, relatively cheap for Ann Arbor

Cons: Its and old building so lots of old building problems, management frequently needs to shut off water to make a repair, do NOT live on the first floor or you will hear the water pipes a lot, but I moved to the fourth floor and have not had problems since.

Forest Plaza

Simple apartment - lots of space, great location close to Ross building, radiator heating, old kitchen, fairly thin walls, the carpeting is old and ripped, and it is hard to fit couches into the apartments due to narrow hallways and small elevators.

Spacious apartments with lots of light

I personally love living in Forest Plaza. While it's in undergrad territory, the building is mostly grad students and not too loud. It's close to campus and some restaurants/coffee shops. It's definitely an old building so expect maintenance on pipes, etc., but that's worth it to me. The units are really big with large windows.

Note for pet owners: they say no pets allowed, but you can obtain an emotional support animal letter for cats (no dogs allowed on premise).

Old Building, Lacks Preventative Maintenance

Pros:
-Spacious apartments with huge closets
-Close to law school and business school

Cons:
-My apartment was not move in ready; when I moved in it took management 2 weeks to fix the electricity in my kitchen (the electricity to my fridge was off most days); additionally my apartment was not painted between renters (despite management telling me it would me), when I asked about it they clarified and said that they only paint some areas of the apartment so some of my walls are scratched/scuffed/lacking paint
-Many maintenance requests are not responded to
-Not clean upon move in
-Lobby and hallways are dirty even in the fall when most people move in- looks like carpet hasn't been vacuumed in years, spilled liquid on stairs/in elevators is never cleaned, cobwebs/spiders
-Overall it seems that the issues lie with management rather than the maintenance; maintenance is understaffed
-Don't pay extra for an updated kitchen- the only updates are the cabinets
-It doesn't seem like maintenance makes repairs to apartments between tenants they just wait until new tenant brings issues to their attention (multiple times)

Great location but old building

Pros: It is relatively cheap for Ann Arbor and you cannot beat the location (about 5 min walk from Ross). In terms of sq ft you get a good amount of space for your money. If you do not want roommates this is probably your best option without spending a ton.

Cons: It is an old building and has a lot of old building problems. The worst is the water pipes, which are extremely loud once they turn the heat on for the winter (imagine loud banging on the walls in the middle of the night, every night). I have also had several issues with apartment above me leaking and causing water damage, not to mention smaller things like constantly blowing a fuse.

Overall a really good option for the summer, but if you are a light sleeper the water pipes issue makes sleeping here in the winter really challenging.

Great location and space, but absolutely no frills

You can get a good price considering how close it is from Ross and the amount of space available, but don't expect a nice entrance, amenities, or any fancy extras. As you save a good amount on rent, my suggestion is to get nice furniture and make the apartment "looks like yours".

Good value for $

My apartment is huge and adequate and a 5 minute walk from Ross. I’ve had some maintenance issues given the building is old and the radiator is really loud in the winter, but for the price and living alone it’s really a great spot.
