Spacious and good location, management needs improvement
I wanted to live alone and Forest Plaza was one of the more affordable places that was near Ross. The management isn't great though and take a while to respond to issues. The maintenance team works hard, but the lack of communication from management makes it very frustrating. The apartment is huge, with lots of storage space. The kitchen and bathroom are on the small side though.

A lot of good, but a lot of bad
At Forest Plaza, you get a spacious apartment very close to Ross for a reasonable price. However, the building is extremely old and things break down... a lot. I like it, but it certainly isn't for everyone.

Close to Campus but That's It
Forest Plaza is a 7-minute walk from Ross, making it an ideal living location, particularly in the winter. However, the building is very old and in dire need of updates and modernization. We didn't have heat for almost 2 weeks in October. Management alerted of this almost 10 days after they found out about the issue. They did not provide any space heaters (only when residents asked after filing maintenance requests were they given space heaters). Additionally, there are only 2 washers and 2 dryers for the entire apartment building (55-60 units). Doing laundry on a weekend is near impossible. Management is cheap they won't spend money to install two more washers and dryers.

Serves its purpose
The building is old (1920), because of that it comes with complications, it requires more mainteninance.
Maintainance people is responsive but you have to be really detailed on you requirements.
I got an urgent requirement on Thanksgiving and it was fixed in less than an hour.

Close to Ross, but that's about it
The apartment is just two blocks from Ross which is amazing! The building is pretty old and was built in the 1920s. It doesn't have air conditioning, but heat is not a problem. It is also almost completely full (+80%) of grad students. However, there are only 2 washers/dryers for 60 units and neither of them work consistently or particularly well (despite regular maintenance requests).
There are also crows that roost several times throughout the year that requires you to take your car to the car wash. Management is not very responsive.

Great location
Forest Plaza is affordable and very close to Ross - which is what I wanted. It is an older building with no AC and radiators but overall I'm happy with it. The management company could be more proactive with maintenance.

Lots of Ross/Erb students
Great one-bedroom apartments of different sizes, ideal for either single persons or a couple. 5 minutes from Ross, so it's a great location if you want to minimize your commute. Lots of MBA students live here, so there's a great community.
The downsides are proximity to frats and sororities, carpeting (I don't like carpets in general!), limited washers and driers for the whole building (only two), the apartments are old so sometimes things happen that are very unfavorable (pipe burst, etc.) Management has been responsive to work orders, when I need something fixed, but they don't go above and beyond (e.g. took months for them to renew the elevator certificate, and the washers/driers should be replaced by new ones since they always cause problems).
However, I haven't had any serious issues in the two years I've been here, and I'm happy to live here since I have friends in this building and I'm close to school. Also, the rent is lower than in luxury apts in this area.
