Great Value for Giant 1B/1Ba

My primary criteria for picking an apt was trying to be close to Rittenhouse and finding the largest 1 bedroom floor plan I could find for a reasonable price. This apartment is perfect for people who want space, with large floorplans and high ceilings, the units really do feel massive, which is rare for the Rittenhouse area. There are amenities like a gym in the basement, bike racks, a lobby and community conference room, but they’re fairly modest and nothing exceptional compared to what the higher end buildings offer. Management is fine, haven’t had issues.

Great spacious apt for the $

I've really enjoyed living here. It's great value for your monthly rent, my apartment was renovated (nice furnishings, great vinyl flooring in living room), and I enjoy the semi-"lofted" feeling (higher ceilings). I also really like how quiet it is and how respectful all of my neighbors have been. The staff are also wonderful.

Bed Bugs, Incompetent Terminators

My roommate and I had a mild bed bug issue when we first moved in. We found bed bugs in the first 3 days. However, due to the incompetency of the management team and the terminators they worked with, the problem compounded. We have gone through 5 rounds of treatments, had to leave the apartment many times (twice over night) for the treatments, had lived out of trash bags for a month. The problem has not been eliminated after 2 months and we decided to move out.

Spacious and great management

Pro: spacious, well lit with big windows, great price if you can take the apartment over from someone else(new lease can be 25%+ more) , close to Trader joe's, Logan square, responsive management, close to Septa

Cons: hot water can be unstable in lower floors, not a popular student building, 8 mins walk from Rittenhouse square and no popular restaurant within 5 mins, far from 2401 building

Bed Bugs

The management and on-premise team was very warm and helpful. However, the pest control company used in this case was a disaster. We had 5 rounds of treatment and was unable to eliminate the problem. The Philly rental law is not the most renter-friendly in this regard. I am so glad to have learned so much in the process and be so much more careful in the future.

Great apartments

Spacious apartments with a ton of space, management is very nice and responsive. Newly updated apartments, with a small but sufficient gym. Only issue is that only 2/3 elevators are ever working

Great management. The rooms are also spacious. Just be aware, there is white carpet throughout.

Loved the neighborhood. Paying for monthly parking in a nearby garage was not outrageously expensive, was close to center city for fun and errand-running, Target and Whole Foods nearby made for easy groceries when I didn’t want to leave the city. Sabrina’s Cafe is nearby, which is super delicious. BSL was about an 8 minute walk to either Spring Garden or Race-Vine, depending on if I was going north or south. Great area for walking around and getting out of your apartment.
The apartment is technically between Logan Square and Rittenhouse Square. We live right above Trader Joe's, which makes grocery shopping a breeze. We spend a lot of time walking around Rittenhouse Square and Rittenhouse neighborhood to pick up groceries, drink coffee, and generally hang out with each other and friends. The river walk is a short walk away, and the Museum District is within walking distance. Back when I was going to school regularly, the Septa trolley stop is conveniently right in front of our apartment and the 30th Street Station is a 10 minute walk away. While the amenities leave some things to be desired and we pay a premium for our location, it is a great place to live especially for newcomers to Philadelphia who want to be next to all the action.
Unless you mind the noise of cars in the street below, you will not have any issues. Given that is center city there are many people experiencing homelessness so if that is a deal breaker I recommend other neighborhoods. The upside is being 5-10 minutes distance from all the fun, restaurants, activities, nightlife, etc.. that you will ever need.
Super close to Whole Foods and Trader Joes, and I love the walk along the parkway. It's close to various museums which is great! Overall the neighborhood is pretty residential, but there are coffee shops and to-go restaurants that are easy to access.
The neighborhood is a little more commercial but only a minute away from everything wonderful in rittenhouse. But it feels very safe at all times because it’s on a major street.
It is a great location. The law school is a 15 minute walk. Most of Center City is also within a 20 minute radius. A lot of other law students live nearby.
Lots of great bars and restaurants in the area. One of the safest and nicest areas in Philly. There are generally lots of people walking around.
Close to tons of great places to eat/drink, shop, etc. Walking distance to anything in Center City/Callowhill/Art Museum areas.
