Horrible New Management/Price Gouging
The new management at Prosper Fayette Apartments is attempting to price gouge me with a $645 move-out fee, arbitrarily attributed to carpet cleaning. After living there for three years, I’m shocked by this treatment. The carpet is in good condition with no major stains or damage that would warrant such an exorbitant fee.
Furthermore, I’m appalled by the eviction notices being issued to numerous apartments, despite knowing that many students are waiting for their tuition funds. These notices are being sent even though rent isn’t late, which I find utterly unacceptable.
This situation is deeply troubling and needs to be addressed immediately. Below is the carpet fee in the amount $645 I am being charged for poor condition. I know people who have moved out with broken doors and holes in their carpet with no additional fee.

Worse than Student Housing
While the apartments look really nice from the outside, once you actually move in you will realize how cheaply made many of the items in the apartment are. The management is rude and disrespectful to residents if they aren't friends with you and will change policies whenever they feel like it without notice. If you have issues they will tell you to figure it out on your own, except when you actually do they find your solution to be a problem. You hear all of the noise from the street below and there is barely any security. The only saving grace is how close it is to school.

These people are getting more money hungry. When me and my friends signed the lease, a big selling point was that the lounges could be reserved for free. Almost immediately after we moved in, suddenly the lounges cost $300 to rent. We pay a lot in rent for a small studio and parking ($215) already.

Excellent Apartment
The convenience of Propser is unmatched. Less than a 2 minute walk to school every day. Excellent common spaces like the 2nd and 12th floor lounges. Staff is incredibly friendly.

Basically a Luxurious Dorm!
It is a great place that just opened up the summer of 2021. Thus, it's all brand new and updated. I don't believe it's official student housing, but 90% of the residents are student therefore the apartment managers have great "finals break" and "study break" events such as give out free food, have movie nights, etc. Sunday - Thursday it's quiet while everyone studies in their apartment and/or the second floor study rooms and then Thursday night - Sunday morning there is more of a social scene. It's also two minutes from the law school so you couldn't ask for a better commute. Finally, the rooftop is to die for! Truly loved my time living here all 3 years of law school.

I can’t wait to get out of here
The apartment I’m in is not fit for four people. The kitchen is extremely small and barely fits 2 roommates comfortably. The property does a terrible job at pairing roommates. They don’t refer to the roommate questionnaire they have you fill out which resulted in multiple accounts of people who cannot live with pets placed in apartments with pets. The leading staff is incompetent, and the price is outrageous for the space. Parking is an extra $200 but the parking garage is likely full so you have to go outside of the apartment to other parking garages and on this area, it is pretty unsafe to do so. Again, the rooms are small, the kitchen is too small, and the price is outrageous.
Some pluses, however, are that the apartment does have a (very small) apartment gym and packages seem to be secure in Amazon lockers. There should be a better system with the front door to allow in Instacart (since that’s what you need to use for groceries since the nearest grocery store is a 15 minute drive away) and other delivery systems.
